Planning Electrical and Plug Points for a Modular Kitchen in New Town Flats

Every second modular kitchen we get called into after the fact in New Town has the same problem, and it is never the cabinets. It is a hob point stranded four feet from where the hob actually landed, a fridge running off an extension board because nobody planned a dedicated point near the intended corner, and a chimney with no switch within reach because the electrician wired to a drawing that changed three revisions ago. Electrical planning for a modular kitchen is not glamorous work and it rarely shows up in the render, but it is the single layer that decides whether the kitchen you get matches the kitchen you imagined, and in New Town flats specifically, where kitchen footprints run tight and slab-cast conduiting is hard to alter later, getting it wrong is expensive to fix.

Why This Matters More in New Town Than It Sounds Like It Should

That efficiency is good for the overall unit but it means every plug point has to be placed with intent, because there is no slack to hide a mistake behind a filler panel. Add to that the fact that most New Town kitchens run a hob, chimney, refrigerator, microwave, water purifier, mixer-grinder, and increasingly a dishwasher or built-in oven, and you are looking at six to eight dedicated circuits in a room that might be nine feet by seven. Get the load sizing wrong here and you either trip the main breaker every time someone runs the chimney and microwave together, or you end up over-cabling for loads that never materialize, which wastes money on copper and conduit that could have gone into better cabinetry.

The other New Town-specific wrinkle is humidity. Kolkata's monsoon pushes moisture into every wall cavity for four months a year, so points near the sink and the water purifier need proper IP-rated covers and a safe vertical distance from any water source, and we have seen corroded points in flats barely five years old because this was skipped at the planning stage.

Mapping Points to the Kitchen Work Triangle, Not Just the Wall

The mistake we see most often, even from experienced electricians working off a generic layout, is planning points to the wall rather than to where appliances and counters will actually sit once cabinetry is installed. We always start from the kitchen work triangle, the sink, hob, and refrigerator relationship, because every plug point decision downstream depends on knowing exactly where those three anchors land. Once that triangle is fixed on the 3D visualization or working drawing, we mark points against actual appliance centrelines, not approximate wall positions, and we cross-check every mark against the finalized modular kitchen design layout before a single conduit gets chased into the slab.

A few placement rules we hold to on nearly every New Town job, regardless of kitchen size:

  • Hob point positioned behind the counter, never directly under where a burner or knob will sit
  • Chimney switch and point placed within reach at working height, not buried above the loft
  • Refrigerator point on its own circuit, positioned so the appliance door swing never crosses the cable
  • Water purifier and RO unit point with an IP-rated cover, kept clear of splash zone
  • Mixer-grinder and small-appliance points on the counter backsplash at 1050mm-1200mm from floor, spaced every 600mm along working counters
  • Microwave point sized for its own load if it sits above the counter in a tall unit
  • Dishwasher and washing machine points, where planned, wired on separate earthed circuits with an isolator

Load Calculation and Circuit Separation

This is the part that gets skipped when a kitchen is wired by whoever is doing the rest of the flat's electrical, on the same general-purpose circuit as the living room. A modular kitchen needs its own distribution, typically split into a high-load circuit for the chimney, hob if electric, and any oven or induction unit, a separate circuit for the refrigerator so a trip elsewhere in the kitchen never cuts cooling overnight, and a general circuit for small appliances and lighting. We size these based on the actual appliance brochure loads the client has chosen or is likely to choose, not generic assumptions, because a premium chimney motor and a basic one can differ meaningfully in draw.

Don't retrofit around a false ceiling If the kitchen has a false ceiling planned for concealed lighting or a plenum for the chimney duct, get the electrical conduit routing finalized before the ceiling frame goes up. Sequencing: Electrical Before Cabinetry, Always

The order of operations matters more than most homeowners expect. Electrical roughing-in has to happen before cabinetry is fabricated and installed, because the carpenter needs final point positions to cut back panels and drill service holes accurately. We run this as a fixed sequence on every project, and it is one of the most common places a self-managed renovation goes sideways, because the electrician and the modular kitchen vendor are often two separate contractors who never actually see each other's drawings.

What We Actually Check Before Sign-Off

Before any kitchen electrical plan gets approved on our end, we walk it against the finished cabinetry drawing one more time, appliance by appliance, checking that every point clears cabinet doors and drawer fronts at full extension, that no point sits behind a fixed panel, and that the chimney switch is within a comfortable reach from the hob rather than across the room. We also run a basic ergonomics check on switch and point heights against who will actually be using the kitchen daily, since a household with an elderly member or a person using a wheelchair needs different clearances than a standard layout assumes, and this is cheap to fix on paper and expensive to fix in tile and conduit.
