What we plan for
Kolkata's humidity is the baseline consideration here, so we specify materials, finishes, and hardware that hold up through the monsoon without warping or rusting out in two seasons. North-facing plots and deep floor plates in older houses often have a genuine daylight problem, which we address in the layout before anything else. Access through the interior lanes near Khardah Station can be tight for material delivery, so we plan procurement and sequencing around that early. Society rules in the newer buildings around Rahara also shape what is permissible on balconies and facades, and we verify those before finalising any external work.
Our studio is in New Town, which puts us close enough to Khardah that site visits are not a half-day commitment, and that proximity matters when a project is mid-execution and something needs a quick call or an in-person check. We have been working in this northern corridor since 2014, so the contractors we bring in know the area, the suppliers are reachable, and we are not learning the local conditions on your project's time.

Yes, and to be very honest, phased projects are something we plan for quite deliberately. We do the full design upfront so each phase fits into the larger picture, and then we execute room by room or floor by floor as your budget allows, right, so nothing done early has to be undone later when the next phase begins.
Quite a lot, basically. Most of the perceived cramp in a flat that size comes from walls or storage that is placed without thinking about flow and light. We look at what can go built-in, where the visual weight can be reduced, and how the daylight moves through the flat, and typically the space reads significantly more open without changing a single structural wall.
For a full flat interior it is typically four to five months from design sign-off to handover, and for a room-by-room renovation it depends on scope, but we give you a realistic timeline at the end of the first site visit so you can plan around it, which is something we consider a basic part of the service.
