The homes here
The housing stock in Sector I is almost entirely established cooperative homes and low-rise residential blocks, many of them built by HIDCO-era standards with generous room sizes but layouts that were not conceived for open kitchens, home-office corners, or the kind of storage a family accumulates over three decades. What this means practically is that we spend a good amount of time in the planning stage reading the existing structure carefully, identifying which walls are load-bearing, and figuring out how to coax genuine liveability out of a floor plan that was never meant to be touched again.
What we plan for
Kolkata humidity is the single biggest material constraint we design around in Sector I, so finishes, joinery, and hardware all get selected with the monsoon in mind, and that shapes everything from the veneer we choose for shutters to how we detail the false ceiling edge. The leafy canopy here is lovely but it also means lower direct light in ground and first floor units, so we plan artificial lighting early and not as an afterthought. Cooperative society rules on structural changes, common-area access for material delivery near AK Block Market, and the relatively narrow internal lanes for large-vehicle access are all things we factor in before the first drawing is issued.
Our studio runs out of New Town, which is close enough that a site visit to Sector I is a quick run across the bypass, so we can be on the ground whenever something needs a decision rather than managing the job remotely. We have worked with cooperative housing constraints and Kolkata's specific climate enough times that none of the usual complications here catch us off guard, and at the end of the day that local working knowledge is what saves a renovation from going sideways mid-project.

We start by reading the original structural drawings if the society can provide them, and then we design around the constraint, whether that means a pass-through opening, a peninsular counter treatment, or a completely rethought kitchen zone that works with the wall rather than against it.
We ask for the society's bye-laws and any HIDCO-era building rules at the very start of the engagement, right before we begin concept drawings, so the design we propose is one that can actually be built. There is no point falling in love with a layout that the society will not approve, so we sort that out first.
Quite a bit, to be very honest. We treat lighting as a structural design decision in ground-floor Sector I units, not a finishing touch, which means we plan the ceiling zones, the reflection surfaces, and the artificial light layers together so the flat does not feel like a cave even on an overcast monsoon afternoon.
