Most of the housing stock in Sector II is a mix of cooperative society flats and older independent homes, with a few newer constructions coming in around the edges. The cooperative flats in particular tend to have layouts that made sense in the nineties but feel a little cramped by today's standards, with separate enclosed rooms that could work much better as part of a more open plan. When we come into a project here, the first thing we do is read the original floor plan against what the family actually uses each room for, because that gap is usually where the real design opportunity sits.
What we plan for
Kolkata's humidity is a constant variable for us here, and Salt Lake in particular gets significant waterlogging during the monsoon because the area sits on reclaimed wetland, so we always think carefully about waterproofing details, drainage slopes in wet areas, and material choices that can handle seasonal moisture without warping or staining. Daylight in the cooperative blocks can be tricky too, since many units share party walls on two or three sides, which means we work quite hard on interior light routing and finish choices. Society NOC requirements and HIDCO guidelines also come into the picture early so there are no surprises mid-project.
We have been operating out of New Town since 2014, which puts us about fifteen minutes from Salt Lake Sector II on a normal day, and that proximity matters a lot when a project is running because site visits are quick and we can course-correct fast if something on the ground needs attention. The catch here is that procurement of fittings and tiles can add a week or two depending on what you choose, so we usually lock those decisions early to keep things moving.
It does, and we take it seriously. For flooring we lean toward vitrified or full-body porcelain rather than anything with a porous surface, and in wet areas we specify proper waterproofing membranes rather than just cement-based coats. We also avoid MDF in moisture-prone zones and recommend marine-grade or boiling-waterproof ply for kitchen and bathroom cabinetry as a baseline.
