This project is a contemporary three-story villa designed at AB – 271, showcasing a modern architectural language defined by clean lines, large glass panels, and bold geometric volumes. The residence embraces a luxurious yet practical lifestyle, integrating both indoor and outdoor spaces seamlessly.
Each floor has been crafted to maximize natural light and ventilation while providing privacy and comfort to its residents. The villa also emphasizes a connection to nature through landscaped terraces, balconies with planters, and rooftop green areas, making it not just a home but an elevated living experience.

Key Spaces
Ground Floor
The ground level features the main entry porch with a recessed wooden entrance door that creates a welcoming focal point. Corner windows maximize the openness of the façade while maintaining privacy through tinted glazing and vertical louvers.
First Floor
The first level consists of the family’s private zones, including spacious bedrooms and a central family lounge. Each bedroom is connected to extended balconies, providing shaded semi-outdoor spaces where residents can enjoy fresh air and garden views.
Second Floor
The upper residential floor offers additional bedrooms and living areas, maintaining openness with large glazed panels and attached terraces. Privacy screens and modern railing details give these spaces both safety and style.
Terrace Level
The rooftop is designed as an exclusive recreational hub with pergolas, shaded seating lounges, landscaped planters, and open-air decks. This level functions as an entertainment and relaxation zone with panoramic views, blending comfort with outdoor living.



Details
Color Palette
The villa employs a neutral yet striking palette that emphasizes contrast and elegance. Warm beige and ivory tones form the base of the façade, creating a sense of lightness and timelessness. These are offset with dark greys and earthy browns, adding depth and grounding the massing. Wooden soffits and vertical timber accents inject warmth into the overall composition, softening the modern geometry.
Materials and Textures
Natural stone cladding is strategically used at the ground and boundary walls to create a robust and premium character. Balcony undersides are finished in timber-textured panels, offering warmth against the cooler tones of stone and plaster. Glass railings with powder-coated steel supports highlight transparency and modernity, while vertical louvers in wood and metal ensure privacy without obstructing light.
Lighting
Recessed LED strip lights are placed under balcony soffits and roof projections, softly washing the surfaces and emphasizing horizontal lines. Warm spotlights highlight entry points and vertical timber details, adding a sense of depth and richness to the material palette. Planters along balconies are subtly lit with ground washers, ensuring the greenery remains a highlight after dusk.
