Bathroom Renovation in a Salt Lake Flat Without Moving the Stack

Bathroom Renovation in a Salt Lake Flat Without Moving the Stack

Bathroom Renovation in a Salt Lake Flat Without Moving the Stack

If you are standing in a Salt Lake bathroom looking at a cracked floor trap, tiles from another decade and a geyser fitted wherever the wiring happened to reach, the useful thing to know is that almost everything inside those four walls can change, and the one element that usually should not move is the stack, so the sensible way to plan the job is to fix that single point first and design freely around it. Most of the trouble here starts in the opposite order, where a layout is picked during a showroom visit, the WC lands on the far wall because the picture looked better, and the plumbing is forced into a fall that does not exist, which surfaces two monsoons later as a damp patch on the ceiling of the flat below.

Salt Lake makes this concrete rather than theoretical. The planned grid of blocks and sectors that makes up Bidhan Nagar carries a great deal of building stock from the sixties through the nineties, which means your bathroom was very likely cast with the stack sitting in a fixed chase, the sunken depth in the slab is shallower than any modern shower deck assumes, and that stack is shared with the flats above and below you, so cutting into it is not a decision that belongs to you alone. The newer G+3 and G+4 rebuilds beside those older houses behave differently, with proper service ducts and plastic pipework, though they often hand you a smaller bathroom because the floor area has gone into the bedrooms.

What follows is how we plan a bathroom at Studio Contour, which has worked across the Salt Lake, New Town and Rajarhat belt since 2014. The way the studio is set up matters more in this room than almost any other, because a bathroom is a services problem wearing a finishes costume, and the person who draws it has to be the person standing on site when the floor is opened and the real levels appear. Sumana Kumar stays on the project through that stage rather than handing it over once drawings are signed, and every option arrives with its cost consequence attached, so the budget moves with your decisions.

What the stack is, and why it fixes the plan before you do

The stack is basically the vertical pipe, or set of pipes, that carries soil and waste water down through the building and vents air above the roof, and in most Salt Lake flats it sits in a duct or a boxed corner against one particular wall. Every fixture has to reach it through a horizontal line under your floor, and that line needs fall, which is the small continuous slope that moves water without anything pushing it. How much fall you can get is decided by the depth between finished floor level and the structural slab, and in older flats that depth is thin, sometimes only a screed rather than a true sunken deck.

i
Move the basin, think twice about the WC A basin or a shower point can usually travel across a small bathroom without much trouble. A WC pulled away from the stack needs a raised plinth, a rebuilt floor level or a pump, and each of those is something you live with every day.

The catch here is that a pump or a long shallow run does not fail immediately, it fails slowly, with a gurgle, then a smell, then a blockage that needs the floor opened again. So when a client wants the WC on the opposite wall, we price the honest version of that move, including the raised step and the headroom lost under a false ceiling, and we draw the version that leaves the WC where the building put it and spends the same money on a wider shower zone and real storage, so the choice gets made with both figures visible.

Reading your flat's vintage before you draw anything

Before any layout, we survey what is there, because a bathroom in a nineties block and one in a recent rebuild are different engineering problems. In the older stock we expect brick walls of varying thickness, galvanised or cast iron pipework thinned from the inside, one surface conduit feeding the light and the geyser off a single loop, and a small window onto a side setback the neighbour has since built up against, so the light and air the original plan assumed are gone. In the newer rebuilds we expect CPVC lines, a proper duct and a slab poured with a sunken portion, which buys freedom in the services and takes it away in floor area.

That survey also tells you whether this is a bathroom job at all. If it turns out to be a whole floor of ageing pipework, or a house where a rebuild makes more sense than a repair, you are on a different route with its own approvals through Bidhannagar Municipal Corporation, and Bidhannagar Municipal Corporation Building Plan Sanction for a Plot With an Existing Structure to Demolish in Salt Lake sets out how that sequence runs, while Bidhannagar Building Rules for Salt Lake Homes covers the rules that shape what can be built on a Salt Lake plot.

The waterproofing decision you cannot reverse cheaply

If one line item deserves protection from every round of budget cutting, it is this one. Waterproofing properly means treating the sunken portion and the full junction where floor meets wall, carrying the membrane up behind the tiles well above the splash line, setting the floor trap at the correct level before any screed is laid, then filling the sunken area with water and leaving it standing for days to see whether the level drops. That ponding test is the entire point, because once tiles are down the only way to find a slow leak is to break the floor, and the evidence usually reaches your neighbour's ceiling before it reaches yours.

  • Ask where the stack and the vent pipe physically run
  • Confirm the depth available between the slab and your finished floor
  • Get the waterproofing system named in writing with the ponding test duration
  • Get the concealed plumbing and electrical layout photographed before tiling

A long humid stretch and a serious monsoon mean the failure mode in Kolkata is rarely a dramatic burst, it is slow moisture that salts the plaster on the far side of the wall and lifts paint in the next room. For instance, a shower on a shared bedroom wall with no membrane behind the tiles looks fine for a year and then blisters at skirting level, and the repair at that point is not a paint job, it is the tiling again.

Fitting a real bathroom into a tight Salt Lake footprint

Many bathrooms in the older blocks sit at close to four feet by six, and planning a bathroom that size has less to do with fitting more things in than with keeping a dry zone dry. We start with the door, because an inward swinging leaf eats the only clear floor you have and a sliding or outward opening door often releases enough space to turn a shower curtain into a fixed glass screen. Then the shower takes the corner furthest from the door with the floor sloped to a trap inside that zone, the WC takes the stack wall, and the basin takes what is left, usually wall hung so the floor reads larger and mops in one pass.

Services, storage and what disappears behind the wall

A bathroom is the densest piece of servicing in a flat and most of its decisions are invisible once the room is finished. A concealed cistern needs a frame and a wall built out, so you trade a few inches of length for a cleaner wall, and that trade belongs on a drawing rather than in an assumption. The geyser needs a position where its weight is carried and its hot line is short, points need to sit clear of the splash zone in the right enclosure, the exhaust needs a real duct to outside air rather than a hole into a shaft, and every one of those runs should be photographed before it is plastered over. The false ceiling is where several of them meet, and False Ceiling Design for Salt Lake Flats and Houses goes into how those are built in flats here, while the bathroom door belongs as much to the passage outside it, which Passage and Corridor Design in a Salt Lake House deals with directly.

Light, air and the long humid stretch

Because neighbours in Salt Lake have usually already built to the boundary, light and air have to come from your own plot, which means a window onto your own shaft, a ventilator high on an external wall, or borrowed light through glazing above the door. Mechanical extraction does the real work, sized for the volume of the room and ducted outside, because a fan pushing damp air into a ceiling void only moves the problem somewhere you cannot see it. Drying matters as much as draining, since a shower zone holding a film of water for an hour will darken its grout within a season here, so slope, trap position and screen height get drawn together rather than left to the tiler. We work these rooms out in 3D visualisation and rendering so tile size, niche position and light levels are agreed on screen instead of argued about on site.

The order the work happens in

  1. 01Survey measure and open up
  2. 02Concealed services and waterproofing with the ponding test
  3. 03Screed tiling and false ceiling
  4. 04Fittings glass sealing and handover

The sequence is not negotiable and the slow part is the part nobody sees. Opening up and surveying tells us the real levels, then the concealed services and the membrane go in and the test runs, then screed and tiles, then the ceiling, and only at the end the fittings and the glass. Because this is a flat, a parallel track runs alongside the construction, from your association's permissions and working hours to how debris leaves the building and when the water riser can be shut off, and we plan that with the works programme so the bathroom is not sitting open while a lift booking is sorted out.

How we run a bathroom job, and what that changes for you

The argument for bringing a studio into something as small as a bathroom is not that we care more, it is that the structure of the practice removes the two things that usually go wrong. First, the design is worked out for your actual flat, measured on site, rather than fitted to a package, which matters when slab depth and stack position are the constraints deciding the plan. Second, architecture, interiors and the Bidhannagar sanction route sit with one team, so when a bathroom turns out to be the first move in a larger renovation you are not carrying information between a plumber, a carpenter and a draughtsman who have never met.

Concealed services documented and handed over to youConcealed services known only to the team that has left

That last point matters because the value of a bathroom drawing shows up five years later, when a tap needs replacing and somebody has to know what is behind the tile. The same discipline carries into offices and clinics through our commercial interior design work, where washrooms are used harder and failures cost more, and into interior design across Salt Lake generally. Residential Interior Project in Salt Lake is an example of that category of residential work and Residential Building Project in Salt Lake is another, both worth a look if you would rather see detailing resolved than read about it.

When a different kind of provider suits you better

If your bathroom is sound and you want the same layout with new tiles, a new WC in the same position and fresh taps, you do not need an architect, you need a good plumber and a careful tiler, and design fees for that job are money better spent on the fittings. If you are replacing only the vanity and the mirror, a furniture brand or a local carpenter will get there faster than we will. It tips the other way when a fixture has to move, when there is already a leak into another room, when the pipework has reached the end of its life, or when the bathroom is one part of a larger reworking of the house.

Where to start

The first useful step is a visit to look at the stack, the depth available and the condition of what is buried, because that hour decides which layouts are real and which are expensive fantasies, and it is usually when the rest of the house comes up too, including the elevation, which Front Elevation Design for a Salt Lake House: Getting It Right on Paper treats separately. The range of work we do in the area sits on our Salt Lake area page, and when you are ready to talk about your own flat, get in touch with the floor plan if you have one and photographs of the bathroom as it stands.
