Best Paint Finishes for Salt Lake and New Town Apartments

Every second week, someone calls our office with the same complaint, and it usually starts with a photo. A patch of bubbling paint above a balcony door, a stretch of exterior wall gone patchy grey where it used to be cream, or a bedroom wall that looked perfect in the sample swatch and looks flat and chalky on-site eighteen months later. Nine times out of ten, the paint itself wasn't the problem. The finish chosen for that specific wall, in that specific orientation, in New Town's specific climate, was.

That distinction matters more here than in most Indian cities, and it's worth saying plainly upfront: Salt Lake and New Town are not the same paint problem. Salt Lake's older cooperative blocks carry decades of moisture history in their walls, closer construction, narrower light wells, and plaster that has already seen multiple coats over multiple decades. New Town's newer G+3 and G+4 buildings face more open exposure, harder monsoon-driven wind-rain, and taller unshaded facades that take direct afternoon sun for hours at a stretch. A finish that performs beautifully on a shaded Salt Lake block wall can fail early on a west-facing New Town terrace, and the reverse holds too.

Why New Town and Salt Lake Need Different Paint Logic

Start with what the building actually faces. New Town, Kolkata sits on reclaimed low-lying land with wide open plots and relatively young tree cover, which means facades catch more direct sun and more direct rain-bearing wind than the older, denser blocks of Bidhannagar. During the monsoon, that wind drives rain almost horizontally against west and south-west walls for hours, and if the paint film underneath isn't genuinely water-resistant rather than just water-resistant on the tin label, it lets moisture in behind the film, and that's when you get the bubbling, the peeling, and eventually the fungal staining that's so common on ground-floor and lower-floor walls here.

Salt Lake's problem is different and often older. A lot of the housing stock in Sectors I through V was built decades ago, and successive coats of paint have been applied over each other without the plaster ever being allowed to fully breathe or dry out between coats. We get called into a fair number of these jobs, and when we're renovating a Salt Lake cooperative home, the paint conversation almost always starts with a moisture test, not a colour chart, because painting over a wall that's already damp inside just traps the problem and buys you eighteen months before it's back.

The other detail people skip is the primer, and it's not a minor one. A cement-based or masonry primer designed for Kolkata's humidity does two jobs at once, it seals alkalinity coming up from fresh plaster (which otherwise causes patchy discoloration) and it gives the topcoat something consistent to bond to across old and new plaster patches, which matters a lot on a repaint where sections of wall have been repaired at different times. Skipping the primer to save a day on the schedule is the single costliest shortcut we see on exterior jobs.

Interior Finishes, Room by Room

Interiors are where most of the finish decisions actually get made wrong, mostly because people pick one sheen for the whole flat instead of matching it to how each room is actually used. A matt or low-sheen emulsion is right for living rooms and bedrooms, since it hides minor plaster imperfections and gives a calmer, less reflective look under both daylight and the colour temperature of evening lighting, something we think through carefully alongside every false ceiling and lighting plan on our false ceiling and lighting design projects, because paint sheen and light temperature change how a room reads far more than either one does alone.

Kitchens and bathrooms need a completely different approach, and this is where we see the most repeat mistakes in flats that weren't professionally designed. A washable, semi-gloss or satin finish that tolerates steam, grease splashes, and repeated wiping down is non-negotiable in a kitchen, especially one built around a well-planned kitchen work triangle, and bathroom walls above the dado line need a moisture-resistant emulsion at minimum, ideally paired with proper waterproofing behind the tile line rather than relying on paint alone to keep moisture out. Balconies, Terraces, and the Details People Skip

Balconies in both neighbourhoods take a real beating, and paint is only one layer of a bigger defence system. For the balcony parapet and any exposed terrace wall, we specify the same exterior-grade weatherproof system used on the main facade, never an interior emulsion stretched to cover an outdoor surface because it was left over from another room, which is a shortcut we still see contractors take and one that fails within a single monsoon season. If you're planning a full apartment or flat interior refresh in New Town, get the balcony and exterior-facing walls into the same specification conversation as the interior rooms, because treating them separately is how gaps in the waterproofing plan happen.
