Demolishing an Old Salt Lake House Before Rebuilding

Demolishing an Old Salt Lake House Before Rebuilding

If you own a house in the Salt Lake grid that went up in the seventies or the eighties, and another round of repairs now costs more than it gives back, the word in your head is probably demolition, when the thing you are actually deciding is what replaces it, and that decision has to come first. A demolition is a week or two of loud work by a contractor who does this for a living, so the risk almost never sits there, right. It sits in the order of events, because a plot with the old house still standing is a plot where you can survey levels, check the boundary against the deed and get a sanctioned plan into your hands, whereas a cleared plot with no approved drawing is just an empty plot costing you money every month.

Studio Contour works out of New Town and takes on architecture and interiors across the Salt Lake, New Town and Rajarhat belt, so a good share of the rebuild enquiries that reach us come from exactly this situation, basically a family house on a regular Bidhannagar plot that has served two generations and cannot be stretched further. Principal architect Sumana Kumar stays on these projects from the first measured survey through the sanction drawings and then through site, and that continuity matters more on a rebuild than on almost any other job, because the questions that surface while an old structure is being opened up are design questions with money attached.

Salt Lake, written in some records as Bidhan Nagar, is a planned place, and that planning cuts both ways on a rebuild, since the grid gives you a regular plot and a known road width, and it also means your neighbours have very likely built up to their boundary already, so whatever light the new house gets, it has to generate from inside your own plot.

Demolition Is a Consequence of the New Design, Not a Precondition

The scope of a demolition is set by the drawing for the building that replaces it, so until that drawing exists there is nothing precise to hand a contractor. A full teardown to plinth level, a partial retention where one structural bay and the boundary walls stay, and a strip back to frame with new slabs cast on the old columns are three different jobs with three different costs, and which one is correct depends on what the new plan needs from the site. On an older Salt Lake house the frame is usually reinforced concrete from a generation when column sizes, cover to the steel and mix quality were all decided differently, so whether any of it can carry two more floors is a question for investigation and calculation, not for an opinion offered while standing in the verandah. We open up a column at its base, look at the actual reinforcement, and only then put a number against the reuse option, because carrying an old frame into a G plus three rebuild is either a real saving or a liability you bought without knowing it.

A records question runs alongside the structural one, since plenty of houses in the older blocks were extended at some point, a covered terrace here, a room over the car porch there, so the building as it stands no longer matches the plan that was sanctioned for it. It is worth reading Sanctioned Plan Deviation Regularisation Under Bidhannagar Municipal Corporation in Salt Lake: A Plot Owner's Guide before you assume your file is clean, because sorting the record out while the structure is still there is a different exercise from sorting it out once the evidence has been carted away.

What to Record Before the Old House Comes Down

Once the house is rubble, anything you did not measure is simply gone, and the standing structure is the most reliable source of information you will ever have about your own plot.

  • Get a measured survey of the plot with corner levels, not just the deed dimensions
  • Confirm the boundary on the ground against the registered document and the neighbours' walls
  • Trace where the water line, the sewer connection and the electrical service physically enter the plot
  • Photograph every point where a neighbour's structure touches, overhangs or drains onto your boundary
  • Get the demolition contractor's scope, debris route and insurance position in writing

The service entries are what owners lose most often, because a sewer connection that leaves the plot at a particular corner quietly decides where the new toilets and kitchen can sit without a pump. Levels matter just as much in this belt, since a rebuild is your one chance to lift the finished floor clear of the water that stands on the road in a heavy spell. Deed dimensions and measured dimensions also disagree more often than owners expect in the older blocks, and it is far better to find a half metre discrepancy during a survey than during an argument with a neighbour after your foundation is out of the ground.

The Sanction Route Runs Through Bidhannagar, and It Runs in Parallel

Building in Salt Lake means the building authority is Bidhannagar Municipal Corporation, which is a separate route from the one that applies in New Town, where NKDA is the authority. We prepare and run the drawings through the Bidhannagar process ourselves, which is deliberate, because the alternative is an owner standing between an architect who drew something and a liaison person explaining why it will not pass, carrying information in both directions and absorbing the delay.

  1. 01Measured survey and condition assessment with the old house standing
  2. 02Design and sanction drawings for the new building
  3. 03Demolition and site clearance
  4. 04Construction of the new structure

The catch here is that the permissible floor area, the ground coverage, the setbacks and the height you can build to are specific to your plot, your road width and the rules in force, so they have to be confirmed for your plot rather than copied from the house going up two plots down the road. If your plot is on the smaller side, which a fair number of the original allotments are, the geometry tightens quickly once setbacks and a staircase are placed, and Bidhannagar Municipal Corporation Building Plan Sanction for a Narrow Plot Under 3 Katha in Salt Lake goes through what that does to a plan. Questions about title, the registered record and anything with a tax consequence belong with your own lawyer and your own chartered accountant.

A Grid Where the Neighbours Have Already Built to the Line

The older blocks now hold a mixture of untouched sixties and seventies houses, nineties additions and recent G plus three and G plus four rebuilds, so your new building usually sits between one low old house and one tall new one, and the light you have today is not the light you will have in five years. We design on the assumption that both flanking plots will eventually build to their full permissible envelope, which means the openings that matter get placed where they will still work then, pulling daylight from the front, the rear and a cut in the plan rather than from a side window a neighbour can legally shut down.

A narrow internal court, a stair lit from above, a slot at the rear, these are the devices that keep a tight plot liveable through a long humid season, and cross ventilation here has to be drawn rather than hoped for, so we look at where openings sit on opposite walls and where a deep overhang keeps a west wall from cooking in the afternoon. The household pattern has shifted too, with many of these families working in Sector V, the separate commercial and IT belt, or working from home part of the week, so a quiet room that takes a desk and a door that shuts is now standard, and Study Room Design in Salt Lake covers how we plan it.

Dust, Debris, Water and the Calendar

A demolition in this city has to be planned around the monsoon, because an open excavation in a heavy spell is a slow, expensive problem on a tight plot where there is nowhere to push the water and nowhere to stack soil. Our preference is to get demolition, debris removal and foundation work into a dry stretch and have the structure out of the ground before the rains, and if the sanction timeline will not allow that, we would rather sequence the work honestly around it than stop with a hole in the ground beside somebody's boundary wall. Screening the scaffold, damping down during breaking and moving debris out in planned loads prevent most of the complaints that stall a site, and where a neighbour's wall is a few hundred millimetres away we want its condition photographed and agreed before anything starts.

The Replacement Has to Be Designed for This Plot

The structural grid of a new house decides its interiors for the next thirty years, so we fix the position of the staircase, the plumbing stack and the main beams with the finished rooms already drawn, because a stair pushed to the wrong wall eats the one corner that could have held a decent kitchen window. Staircase Interior and Under-Stair Storage Design in Salt Lake goes into how the stair and the space under it get used once that position is settled, and Guest Bathroom and Powder Room Design in Salt Lake covers the small ground floor washroom that every rebuild in this belt seems to need and that almost nobody allows space for early enough. Two projects worth looking at are Fernwood House project in Salt Lake and Ivory Ledge project in New Town, both examples of this category of work. For the wider picture, /in/lake-town sets out the services and the belt we cover, and interior design across Salt Lake explains the interiors side that follows the structure.

Every Option Carries Its Cost Consequence

i
Decide the wet areas with the structure Bathroom and kitchen positions are structural decisions on a rebuild, because the stack, the slab sinkings and the waterproofing all get cast in. Moving them later means breaking what you have just built.

The way we keep a rebuild budget honest is to present options with the cost consequence already attached, so a decision to raise the plinth, to leave a shaft for a lift later, or to carry one extra floor's worth of column capacity is taken with the number visible rather than discovered at billing. That is also why the structural reuse question is never a plain yes or no, since a partial retention that saves on the frame but adds a month of careful breaking and a round of strengthening may well be the dearer route once everything is counted. At a smaller scale our bathroom design work prices the waterproofing, the stack route and the fittings together, because those three move as one item.

Every so often the investigation tells us not to demolish at all, and if the frame is sound, the plot already has the coverage you want and your need is really about layout, services and finishes, then a deep renovation and remodelling exercise gets you most of the result for a fraction of the disruption.

When Another Kind of Provider Suits You Better

This is worth being straight about. If your plot is a simple rectangle, your brief is a conventional three bedroom house and your priority is the lowest defensible price, a competent turnkey contractor working from a standard plan will build it, and the structural trade off of that model is that design time is overhead to them, so you get a plan that has been built before rather than one worked out for your levels. If the design is already settled in your head and you only need drawings to file, a drafting service will do that far more cheaply than a studio will. Where a studio earns its fee is the awkward project, a tight or irregular plot, a sanction history that needs sorting, a brief with a lift or a rentable floor or an elderly parent who has to live on the ground floor.

Where to Start

Start with a survey and an honest condition assessment while the old house is still standing, because everything downstream depends on it and it is the one step that cannot be bought back later. If you want the sequence, the likely envelope and the cost shape set out for your own plot before you commit to anything, get in touch with the documents and a few photographs, and we will tell you plainly whether a rebuild or a renovation is the better use of your money.
