Home Office Network Planning for New Town Apartments: Router Placement and LAN Points

Every second home we walk into in New Town right now has the same complaint tucked somewhere in the brief, usually after the kitchen and the master bath have been discussed. The Wi-Fi doesn't reach the back bedroom, the video calls drop the moment someone microwaves something, and the router sits wherever the ISP technician happened to leave it three years ago, usually behind the TV console in the living room because that's where the DTH cable already was. Nobody planned for it, and now everyone works around it.

That workaround gets expensive once you actually sit down and count the hours lost to a call that freezes mid-sentence, or the number of times someone has walked to the balcony holding a laptop just to get one more bar of signal. So we're writing this one specifically for the New Town homeowner or plot owner who is either building fresh or renovating an existing flat, because router placement and LAN cabling are architecture and interior decisions, not IT decisions, and they need to be made at the same table as switchboard layout and false ceiling design, not bolted on afterward.

Why New Town homes are harder on Wi-Fi than most people expect

The single biggest factor working against your signal in New Town is the construction method itself. Almost every building here, from independent G+3 residences in Action Area I to the mid-rise flats going up across Action Area II and III, uses reinforced concrete framing with brick infill walls, and RCC columns and slabs are genuinely good at blocking 2.4GHz and 5GHz radio signals. A single load-bearing wall between the router and a bedroom can cut throughput by half, and two walls plus a slab in between, which is common in duplex layouts, can kill the signal outright. This is different from a lot of networking advice you'll find online, which assumes stud-and-drywall construction where a signal punches through two or three partitions without much loss.

Layered on top of that is the specific shape of New Town flats and villas, which tend to run long and narrow with the living-dining-kitchen strung along one axis and bedrooms tucked behind, and independent houses that stack three or four floors vertically rather than spreading out. A router placed centrally on the ground floor of a G+3 house is going to struggle to reach a home office on the second floor, full stop, no matter how expensive the router is. We also see a lot of open kitchens with metal-heavy modular cabinetry sitting right in the signal path, and metal is one of the worst materials for Wi-Fi propagation, so a router that shares a console with the microwave and the modular kitchen carcass is fighting an uphill battle before anyone even logs into a call.

RCC changes the math A rule of thumb for stud-wall homes (one router covers roughly 1,500 sq ft) does not hold in an RCC building. Plan on real signal loss through every load-bearing wall and slab, and design around it rather than hoping a stronger router will punch through.

Where the router should actually sit

The instinct is to hide the router, usually inside a TV unit or a shoe cabinet near the entrance, because it's not an attractive object and nobody wants it in the middle of the living room. We'd push back on that instinct, gently. The router needs line of sight, or as close to it as you can manage, to the rooms that matter most, which in a typical New Town household are the living-dining area, the master bedroom or home office, and increasingly a second bedroom that's doubled as a study for a school-going kid or a WFH spouse.

For a single-router setup in a standard 3BHK flat, the ideal spot is usually a central wall in the living-dining zone, mounted at height rather than floor level, away from the kitchen's metal cabinetry and away from the thick shear wall that often runs along a stairwell or lift core. For independent houses spanning multiple floors, one router almost never cuts it, and we say this having measured it repeatedly: a mesh system with one node per floor, wired back to a central point rather than relying purely on wireless backhaul, gives far more consistent coverage than a single high-powered router trying to punch through three RCC slabs.

Planning LAN points before the plaster goes up

If you're building new or gutting a flat for renovation, this is the window where getting it right costs almost nothing extra, and getting it wrong means visible cable runs or a permanent reliance on Wi-Fi for everything, including the smart TV, the security cameras, and the home office desktop that really deserves a wired connection for a stable video call. We always recommend running Cat6 cable to at least three points during the electrical first-fix stage: the living room console (for the router or a switch), the home office or study, and the master bedroom, even if nobody in the household currently has a wired device, because retrofitting this later means either surface-mounted trunking, which nobody wants to look at, or breaking into finished walls, which nobody wants to pay for.

This is also the stage to decide where your ISP entry point will be, because in most New Town buildings the fibre termination box lands wherever the building's common OFC riser happens to surface on your floor, and that's rarely the ideal spot for a router. A short conduit run from the ISP box to your planned router location, decided at the drawing stage, saves you from a permanent visible cable trailing along a skirting board. The honest answer is that planning router placement and LAN points properly adds a fairly small line item to an overall interior or renovation budget, especially if it's done during the electrical first-fix stage rather than as an afterthought. The mistake we see most often isn't cost avoidance, it's sequencing. Someone finishes the false ceiling and lighting layout, hands the flat over, and only then realises the router sitting in the TV console can't reach the second bedroom, and by that point every fix is a compromise: a Wi-Fi extender plugged into a wall socket that half-works, or a mesh node placed wherever there happens to be a plug point rather than where it's actually needed.
