Tile Selection for Salt Lake Bathrooms and Balconies

Tile Selection for Salt Lake Bathrooms and Balconies

Tile Selection for Salt Lake Bathrooms and Balconies

If you are standing in a showroom with four sample boards in your hand and a contractor waiting for an answer by the evening, the difficulty is not that Salt Lake offers too little choice in tile, it is that a showroom is organised around what reads well on a vertical display rack, while the surface you are buying for is horizontal, and it will be wet, soapy and walked across in a hurry at six in the morning. Tile gets treated as a finishing decision, settled late, once the walls are plastered and the plumbing is roughed in, and that lateness is why so many bathrooms in the sectors end up with a floor that photographs beautifully and behaves badly, and why so many balconies hold a shallow puddle in one corner from June through to September.

Salt Lake makes this harder than a drier city would, for reasons that have very little to do with taste. Much of the building stock here dates from the sixties through the nineties, so the bathroom you are re-tiling was planned around a smaller fixture set and a waste line that runs where it runs, and the balcony sits only slightly below the room floor, which leaves almost no depth to work with once you add a membrane, a screed and a tile body. Then there is the climate, because the humid stretch across Bidhannagar is long and the monsoon is serious rather than decorative, so a tile that would be entirely sensible in a dry climate turns into a recurring maintenance cost in a flat a few blocks from a canal.

What follows is how we work through tile at Studio Contour, in roughly the order we work through it, with the decisions that are expensive to reverse flagged as exactly that. We design and build across the Salt Lake, New Town and Rajarhat belt, since 2014, with 330+ buildings delivered, and the pattern holds across almost all of them, since the tile itself is rarely what fails, the decision taken around the tile is.

What a long humid season does to a bathroom floor

A bathroom is basically a small room where water is introduced on purpose several times a day and everything is then expected to dry before the next round, and in Salt Lake it is the drying half of that cycle that struggles, because the ambient humidity stays high for months together and an internal bathroom with one small ventilator moves air slowly. That single fact drives most of the material decision. Tile bodies differ in how much water they take up, and the denser full body vitrified families take up very little, which is why they survive a wet room far better than a cheaper ceramic body where the glaze is doing all the work, since once that glaze chips or crazes the water reaches an absorbent body underneath and you get a stain spreading outward from the chip that never quite comes out. Natural stone can be lovely underfoot, but it is a sealing and resealing commitment rather than a one time purchase. The grout is the real weak point though, because cement based grout is porous by nature, and in a room that never fully dries it holds moisture, darkens unevenly and grows the sort of surface mould that scrubbing does not reverse, so for bathroom floors and for the wet zone of the wall we specify an epoxy grout as the default and treat cement grout as the compromise. It costs more to buy and noticeably more to lay, and that number goes in front of the client rather than being decided quietly on their behalf.

Slip resistance, and the finish everybody picks first

The finish is the first thing anyone reacts to, and a high gloss floor tile under dramatic showroom lighting is genuinely hard to walk past, so this is the decision we most often have to talk a client back from. The catch here is that slip resistance is measured wet, and a bathroom floor is not merely wet, it is wet with soap and shampoo residue, which is a different and far more slippery condition, and the people most exposed to it are usually the oldest and the youngest in the household. Ask the supplier for the slip classification of the specific tile rather than the range, because within one family the polished and the structured version of the same pattern behave nothing alike. The resolution we reach most often is a matt or lightly textured tile on the floor with the glossy one carried up the wall, where it still gives you the reflection you wanted, and reaching that before the order goes in costs nothing.

A balcony is an outdoor floor, and the monsoon treats it as one

A balcony tile has a completely different job, since it sits in direct sun for part of the day, takes driving rain through the monsoon, expands and contracts through the daily temperature swing, and above all has to drain. Slope comes before any sample board. The fall has to run to an outlet that exists and still works, and in a lot of older Salt Lake flats that outlet is a short spout through the parapet which has been painted over twice and is half blocked, so the first visit involves emptying a bucket of water onto the balcony and watching where it goes rather than discussing colour. With neighbours on both sides usually built to the boundary already, water has nowhere to spread sideways, so the whole load falls on your own drainage. The junctions matter more than the open field, since the line where the balcony floor meets the parapet, and the threshold at the door, are where almost every balcony leak we are called to look at begins, so the membrane turns up behind the skirting instead of stopping at the floor edge, and the tile runs with a movement joint at the parapet rather than butted hard into it. If you are building new on a Salt Lake plot rather than re-tiling, these decisions start further back, with what the ground will take, and Soil Testing Before You Build on a Salt Lake Plot covers that stage.

Keep the step down at the balcony door A balcony should finish below the adjoining room floor so wind driven rain drains outward, and losing that step for a flush threshold is one of the very few tile decisions that is close to impossible to correct later.

What sits under the tile is the part you cannot redo

Tile is a wearing surface, and the layer actually keeping water out of the slab is underneath it, so the sequence is not negotiable. Plumbing is set out first, the membrane goes on after that, the floor is then ponded and held with standing water long enough for a failure to show up while it is still cheap to fix, and only then is the screed graded to the trap and the tile laid. Where a renovation gets tight is depth, since an older sunken slab gives a fixed amount of room and a large tile on a thick bed can leave you without enough fall to the outlet, so tile thickness and slope are worked out together. Older cooperative buildings in Salt Lake carry an extra layer of coordination with the committee and with the flat below, and that is worked through in Renovating a Salt Lake Cooperative Home: A Practical Guide.

Size, layout and the joints nobody plans for

Large format tile has become the default request, and on a bathroom floor that has to fall towards a single point it is the hardest option to execute, because a big rigid tile cannot follow a slope in two directions at once, so you either break the floor down into smaller pieces near the drain or accept that the fall sits in the surrounding field. On the wall large format works in your favour, provided the setting out starts from the wall you see first when the door opens, which usually means the shower wall, so the cut pieces land behind the WC and the vanity rather than in the middle of the view. Grout colour feels like a small decision while the tile is being chosen and a large one afterwards, since a pale grout on a floor does not stay pale. And all of this depends on the laying being checked while it happens, with the delivered shade number verified against the approved sample, which is why Site Supervision and Quality Checks on a Salt Lake Build is part of how we run the work instead of an extra service.

Tile sits inside a set of services, not on its own

By the time tile is being laid the walls are already carrying conduits, the ceiling has an exhaust route, the geyser has a position, and in a renovation there are low voltage cables for entry hardware threading through the same walls, which is why the services layout gets fixed before the tile layout rather than alongside it. Door and entry planning in particular has a habit of arriving late and cutting into finished surfaces, and that sequence is set out in CCTV, Intercom and Door Security Planning for Salt Lake Homes. Where fixture and drain orientation also has to answer to family preference, we settle it at that same stage through vastu compliant design instead of retrofitting once the floor is down. The same material thinking runs straight into the kitchen, where water, oil and constant foot traffic land on one floor, and it forms part of how we approach modular kitchen design too.

How the choice reaches you, with the cost attached

Every tile option we put up carries its consequence beside it, so you can trade finish against area, or spend on the bathroom floor and hold back on the balcony, and watch the budget move as you decide rather than discovering the movement at billing. That is structural rather than a promise, because the same people hold the drawing, the specification and the site. Sumana Kumar, the principal architect, stays on the project through the Bidhannagar Municipal Corporation sanction route where the work needs it and through site, instead of handing it over once the agreement is signed, which matters for tile in particular, since the person who drew the fall is the person standing on the screed the morning before tiling starts. Architecture, interiors and sanction drawings sit with one team, so nobody is carrying information between vendors, and Bidhannagar Municipal Corporation Building Plan Sanction for a Commercial Office Building in Salt Lake describes that sanction side for a project that is a build rather than a fit-out. Serene Master Bedroom project in Kolkata is an example of that category of work, and Cypress House project in New Town is another example of the same kind of job.

When a different kind of provider suits you better

If you have one bathroom, no change to any plumbing position, and a tile you have already chosen and are happy with, you do not need a studio for that, and a good independent tiling contractor working directly with you is the sensible route, because what we add sits in the decisions around the tile and few of those are left in that job. Equally, if the deciding factor is the lowest number on the page, a turnkey package will beat us on the first quote almost every time, and the honest framing is that their model recovers it through variations later while ours puts the cost in front of you at the start. Anything that becomes a legal question about a cooperative's permissions, or a tax question about the spend, belongs with your own lawyer, chartered accountant or lender.

Choosing tile for your own flat

At the end of the day the useful first step is not a showroom visit, it is half an hour on site with a bucket of water, a torch and a look at where the existing waste lines run, because the tile that suits your bathroom and your balcony follows from that. You can get in touch with the floor plan, a few photographs of the existing condition and the budget you have in mind, and every option will come back with its own number attached.
