Why New Town Kitchens Need Different Ventilation Planning to Central Kolkata

If you have ever stood in a New Town kitchen in July with the exhaust fan running flat out and still felt the air go heavy after twenty minutes of cooking, you already know the thing this article is about. New Town does not behave like central Kolkata when it comes to air movement, and a kitchen ventilation plan copied from a Ballygunge flat or a Gariahat renovation onto a New Town home tends to underperform, sometimes badly, within the first monsoon.

We have delivered 330+ buildings since 2014 working almost entirely in New Town, Kolkata and Salt Lake, and kitchen ventilation complaints are one of the most consistent callbacks we get on projects we did not originally design. The pattern is specific enough that it is worth writing down properly, so this piece covers why New Town's built environment changes the ventilation math, what the climate and layout factors actually are, and what we plan for differently when we take on a kitchen here versus a job in the older parts of the city.

This is not a generic exhaust-fan buying guide. It is about how plot orientation, tower height, high-rise wind behaviour, and NKDA's own building rules interact to make New Town kitchens a genuinely different design problem, and why getting this wrong costs you more than a smelly kitchen, it costs you mould, degraded cabinetry, and a chimney that never quite does its job.

Why New Town's Building Stock Is a Different Starting Point

Central Kolkata kitchens, the ones in Bhowanipore, Beltala, or the older Gariahat lanes, mostly sit in low-rise buildings on narrow plots hemmed in by neighbours on two or three sides, and the ventilation strategy there has been the same for decades, a single window or a duct shaft that vents straight up past four or five floors. It works reasonably well because those buildings are short, the shaft run is short, and the surrounding streetscape is dense enough to create a fairly predictable, gentle airflow at ground and lower-floor level.

New Town flips that. A large share of the residential stock here is G+3 and above, and a meaningful chunk is high-rise apartment construction where the kitchen might sit on the ninth or fourteenth floor. At that height, wind behaviour around a building is not the same as it is at street level, wind speeds increase with height and can create pressure differentials across a floor plate that either starve a kitchen exhaust of draw or push air back down the shaft during certain wind directions, which is exactly why some upper-floor New Town kitchens report exhaust fans that seem to work fine some days and do nothing on others. It is not a faulty fan, it is stack effect and wind pressure fighting each other on a tall building in a comparatively open landscape.

Independent villas and duplexes in New Town add a second variable, plot orientation. Because Action Area plots were laid out on a masterplan grid rather than organically like central Kolkata's mixed-era lanes, a huge number of New Town homes end up with their kitchen wall facing directly into the prevailing wind rather than side-on to it, and that changes whether a passive vent will actually pull air out or just sit there. We look at wind rose data for the specific plot before we finalise a kitchen wall position, not after.

Height changes the physics Above roughly six to seven storeys, stack effect and wind-driven pressure differentials start to dominate over simple buoyancy-driven exhaust, which is why an exhaust strategy that works on the third floor of a New Town low-rise can underperform on the eleventh floor of a tower on the same plot of land.

The Climate Load New Town Carries That Central Kolkata Partly Escapes

Kolkata's monsoon humidity hits the whole city, but New Town carries an extra load that central Kolkata's older, denser fabric partly buffers against, and that is heat gain. Central Kolkata's narrow lanes and taller neighbouring buildings throw a lot of shade onto each other, so a kitchen wall in Bhowanipore might get direct sun for three or four hours a day. A New Town plot, especially in the newer Action Area II and III sectors where plots sit more openly spaced with fewer mature trees and fewer tall neighbours yet, can get six to eight hours of direct exposure on an east or west-facing kitchen wall, and that heat load changes how fast cooking heat and humidity build up inside the room, and how hard your exhaust and any supplementary HVAC has to work to clear it.

This is also the underlying reason a lot of New Town open-kitchen and open-plan living layouts run into trouble, we have written about the general version of this problem in why the AC won't cool an open-plan living room properly, and kitchens sitting inside those open volumes inherit the same issue, cooking heat and moisture spreads into a much larger air volume before the exhaust has a chance to pull it out, so the whole living-dining zone ends up carrying kitchen humidity long after cooking is done.

Humidity retention is the other half of it. New Town's newer construction, much of it built on reclaimed low-lying land near East Kolkata Wetlands, sits on ground with a naturally higher water table than the older, more elevated parts of central Kolkata, and that groundwater moisture profile combined with monsoon rainfall means kitchens here need to expel moisture faster and more consistently, not just during active cooking, because ambient humidity in the room starts higher to begin with. A kitchen that only extracts while the stove is on and switches off the moment cooking stops is fighting a losing battle against that baseline.

What We Actually Plan For, Room by Room

The fix is not a bigger fan, in most cases a bigger fan just makes more noise for the same draw problem if the duct run and make-up air path are wrong. What actually moves the needle in a New Town kitchen is a combination of things working together, and we run through a fairly consistent checklist on every kitchen we design here regardless of whether it is a compact apartment kitchen or a full villa kitchen.

  • Duct run kept under recommended length with minimum bends, not routed through multiple 90-degree turns to reach the nearest external wall
  • Make-up air path confirmed so the kitchen isn't trying to exhaust against a sealed room
  • CFM rating matched to room volume and cooking load, not a generic off-the-shelf number
  • Exhaust point positioned on the leeward side of the building relative to prevailing monsoon wind direction where the unit allows it
  • Humidity-triggered or continuous low-speed extraction considered for high water-table plots, not purely cooking-triggered

The make-up air point is the one people skip most often, and it is the one that causes the most silent failures. If a New Town kitchen has a tight-fitting door, sealed windows for the AC, and a powerful exhaust hood, that hood is trying to pull air out of a room that has no easy way to let air back in, so it either underperforms or it pulls air (and cooking smell) back in through gaps elsewhere in the flat, including sometimes from the bathroom exhaust line, which is its own separate humidity problem we cover in bathroom exhaust fan CFM sizing for Kolkata humidity. A gap under the kitchen door, a louvre vent, or a small trickle vent solves this cheaply if it is planned at the design stage, and solves it far less cheaply if it has to be retrofitted after the modular units are already installed.

We also think about the kitchen work triangle alongside the ventilation plan rather than after it, because where you put the hob relative to the exhaust point and the door decides how much of the cooking heat and moisture actually travels through the room before it gets captured, and a hob pushed too far from the extraction point in the name of counter layout is a decision you will feel every single evening. False ceiling and duct integration matters here too. A false ceiling drop that has to accommodate a duct run needs to be planned with enough clearance that the duct doesn't get squeezed into tight bends that kill airflow, and our false ceiling and lighting design work on New Town kitchens always starts with the mechanical duct path, not the light fixture layout, because a beautiful ceiling with a strangled exhaust duct behind it is not actually solving the client's problem.

Where NKDA Rules Intersect With Kitchen Ventilation Planning

New Town's approvals process adds a layer central Kolkata kitchens generally don't have to think about as carefully, because NKDA sanction drawings and the associated setback requirements affect where an external wall can even be, which in turn affects how short or long your duct run to open air ends up being. On tighter plots, especially in Action Area I where a lot of independent housing sits close to its neighbours, the legally permitted exterior wall position for a kitchen shaft can be a genuinely limiting factor, and it is worth understanding this early rather than after the modular kitchen order has already gone in. The other place this shows up is in deciding who to bring on first, because a ventilation problem rooted in duct routing and external wall position is really an architectural decision wearing an interior problem's clothes, and we have seen New Town homeowners hire an interior designer first, get a beautiful kitchen with a badly routed duct, and then have to call an architect in afterward to fix a shaft that should have been planned at the shell stage. Getting the Ventilation Plan Right From the Start

At the end of the day, New Town kitchens are not harder to ventilate than central Kolkata kitchens, they just need a different set of questions asked at the start, plot orientation and wind exposure, floor height and stack effect, duct run length against the actual shell layout, and a make-up air path that lets the exhaust do its job instead of fighting a sealed room. Get those four things right during design and the fan you install barely has to work hard, get them wrong and no amount of fan upgrading afterward fully fixes it, because the underlying duct geometry and pressure problem is still there.
