Bay Window and Window Seat Design in Salt Lake Rooms

Bay Window and Window Seat Design in Salt Lake Rooms

Bay Window and Window Seat Design in Salt Lake Rooms

If you are standing in a bedroom or a front room somewhere in the Salt Lake blocks, looking at a window that catches decent light for part of the day and wondering whether that wall can carry a bay with a seat built under it, the useful answer is that it usually can, but what it costs and how well it performs depends mostly on things you cannot judge from inside the room, so the first piece of work is never the cushion fabric, it is establishing what that wall is actually doing structurally, how much the plot allows you to project beyond the existing face, and where the sun lands on that elevation across the year.

Salt Lake makes the question specific rather than general. Bidhannagar, the planned township Salt Lake sits inside, is laid out as a grid of blocks and sectors with plots that are regular but tight, and in most of those blocks the neighbour has already built close to the boundary on one side or both, so light and air arrive almost entirely from your own plot, which is exactly why a bay is attractive here. The stock is mixed too, a lot of it from the sixties through the nineties with newer G+3 and G+4 rebuilds standing next to it, so the same bay window drawn for two houses in the same block can be two completely different jobs once the wall is opened up.

What follows is how we at Studio Contour work a bay and a window seat through, in the order the decisions actually have to be taken, including the ones that are cheap now and expensive to reverse later. Sector V is its own commercial and IT belt with a different set of constraints, so this page is about homes in the residential blocks.

What a bay window is doing in a Salt Lake room

A bay window is basically a window that steps out past the plane of the wall it sits in, so glass arrives on three faces instead of one and the room gains a pocket of depth it did not have before. In a tight Salt Lake room that depth is worth more than the view, because it pulls daylight in from two extra angles, it gives a bedroom a place to sit that is not the bed, and it absorbs a function the room could not otherwise fit, a reading corner, a child's homework spot, a quiet work-from-home seat. Offices handle the same instinct differently, and [designing a Sector V floor plate around how your team actually works](Designing a Sector V Floor Plate Around How Your Team Actually Works) is a separate discipline from a domestic bay.

Reading the wall before anyone draws the seat

The older Salt Lake houses are frequently load bearing brick, while the newer rebuilds are framed in concrete with infill walls, and the difference decides everything that follows. Widening an opening in a load bearing wall means a proper lintel or a transfer beam and temporary support while it goes in, whereas an infill panel in a frame is comparatively forgiving, so the structural check happens before any joinery is sketched. In a flat the same question extends outward, because the wall may be shared and the building's structure is not yours alone to open, so we establish who has to be informed and what the structure permits before a width is promised to anyone.

i
The seat is the easy part Opening width, lintel and projection are the decisions that are costly to undo, so they get settled on the drawing before a carpenter is ever called to site.

The projection question and the Bidhannagar route

The moment the bay pushes past the existing face of the building, it stops being an interior job and becomes a sanction question, because what you may project, how far, and at which level is governed by the rules applying to your plot, and those figures vary plot by plot and have to be confirmed for yours rather than assumed from what the neighbour managed. Salt Lake's building authority is Bidhannagar Municipal Corporation, which is not the same authority as New Town, and we prepare and run drawings through that process as part of the work. Two longer pieces cover the ground properly, [an explanation of Bidhannagar building rules as they affect Salt Lake homes](Bidhannagar Building Rules for Salt Lake Homes) and [the sanction route for a vertical extension to an existing Salt Lake house](Bidhannagar Municipal Corporation Building Plan Sanction for a Vertical Extension to an Existing House in Salt Lake), the second being relevant whenever the bay is part of a bigger rebuild.

What goes under the lid, and what should never go there

A window seat is storage, and storage under a window in this climate needs thought, because a sealed box against an outside wall is where bedding quietly grows a smell. We ventilate the carcass, keep a gap behind the back panel, and choose between a lift-up lid and front drawers based on what is going inside, since a lid that has to be cleared of cushions every time is a lid nobody opens. Services are the harder discipline, so nothing gets buried without access, air conditioner drain lines and any plumbing stay reachable, and sockets for a lamp or a laptop get positioned on the drawing instead of being chased in afterwards. Where the seat sits beside a kitchen as a breakfast nook, it has to be planned with the cabinetry rather than after it, which is why it lands inside the modular kitchen design scope.

Light, heat and glare through a Kolkata year

More glass is not automatically more comfort, because a bay on a west face delivers hard low afternoon sun straight onto the person sitting in it, and in a long humid stretch that seat becomes the one place in the room nobody uses. So the bay gets planned as daylighting rather than as decoration, with the orientation checked first, glass area tuned to the face it sits on, and shading handled by a projecting sill, a chajja, a deep reveal or an internal layer that can be drawn across at the worst hour. For clients who want the room worked out on traditional orientation principles as well, that sits with our vastu compliant design approach, and the two are reconciled on the same drawing rather than argued about on site.

Monsoon detailing, because this is where bays fail

A bay is a horizontal surface pushed out into the weather, so it is the detail most likely to leak, and the serious rain of the monsoon finds every shortcut. The catch here is that nothing visible tells you whether it was done properly, since the slope on the outer sill, the drip groove under it, the waterproofing turned up behind the frame and the sealant joint are all buried by the time the room is finished. We put those on a section drawing and check them at the stage they are built, not at handover. The same humidity decides what the seat is made of and what the floor around it can be, which is covered in detail in [how wooden and laminate flooring behaves in a Kolkata humid climate](Wooden and Laminate Flooring in a Kolkata Humid Climate).

Grills, cleaning and the daily life of the seat

A bay at a ground or first floor level in Salt Lake almost always needs securing, and a grill designed after the bay is built tends to be the thing that ruins it, so the safety line is drawn at the same time as the glass, which is the whole subject of [window grill and safety design for Salt Lake flats](Window Grill and Safety Design for Salt Lake Flats). Cleaning deserves the same honesty, because three faces of glass in a dusty city have to be reachable by somebody standing in the room, and an openable pane that cannot be reached across a deep seat is a pane that stays shut, so reach and operation get tested on the drawing with real dimensions.

  1. 01Measure the wall and establish what carries the load
  2. 02Fix opening and projection on the sanction drawing
  3. 03Build the shell with sill slope and waterproofing checked
  4. 04Fit joinery, ventilation and upholstery last

Every option arrives with its cost consequence attached

A bay can be a modest widening with a deep sill and a cushion, or a full projecting box with a beam over it and a sanction drawing behind it, and the gap between those two in money is large, so we present the options with their cost consequence attached and let the budget move as you decide rather than discovering the number at the end. Sumana Kumar stays on the project through sanction and site instead of handing it to a junior once the agreement is signed, which matters most on exactly this kind of detail, where the drawing and the mason have to agree. Architecture, interiors and the Bidhannagar route sit with one team, so you are not carrying information between a drafting service, a contractor and a fabricator. Studio Contour has delivered 330+ buildings since 2014, and Blush Modular Kitchen project in Kolkata is an example of that category of residential work, as is Marble & Walnut Drawing Room project in Kolkata. Our broader work on interior design across Salt Lake and our Salt Lake area page set out the wider scope.

  • Ask whether the bay projects past what your plot permits
  • Confirm the lintel or beam detail in writing
  • Check the sill slope and drip groove on the section drawing
  • Get storage ventilation and service access shown on the drawing

When a different kind of provider suits you better

If the wall is already wide enough, nothing projects outward, and all you want is a deep sill turned into a padded seat with drawers under it, then a good carpenter or a furniture brand will do that competently and you do not need an architect for it, so hiring one is just a cost without a return. A turnkey contractor is a reasonable choice too when you want speed and a known detail repeated. The structural trade-off of those models is that the detail comes from what the crew has built before, which is efficient, and it is only when the wall has to be opened or the bay has to step outside the existing line that the drawing has to be made for your plot specifically.

Talking through your own room

If you have a window you are thinking about and you are unsure whether it is a sill job or a structural one, send us the room with a photograph of the outside face and we will tell you which it is before anyone quotes anything, and if it turns out to be a sanction matter we will say so plainly. Anything to do with ownership, share of a building or tax treatment of the work belongs with your own lawyer or CA rather than with us. To start that conversation, get in touch.
