Studio Contour: How We Brief a Structural Consultant for an NKDA File

A worked example, corner plot, G plus two in Action Area II

Take a plot we handled recently in Action Area II, a corner site with two road frontages, which already meant a slightly more involved setback calculation because corner plots get treated differently on the road-facing sides than an interior plot does. The owner wanted a ground-floor commercial unit facing the busier road, with two residential floors above, which meant the structural consultant needed a genuinely open ground floor plan, no column landing in the middle of a shopfront, while the two floors above needed a fairly conventional room layout with load-bearing walls in sensible places.
