Balcony Design for Salt Lake Apartments

Balcony Design for Salt Lake Apartments

Balcony Design for Salt Lake Apartments

If you are reading this, there is a fair chance your balcony is doing three jobs badly at once, because the drying line, the air conditioner outdoor unit and two chairs nobody sits on are all sharing the same slab, and the one thing a balcony is genuinely good for, which is giving the room behind it light, air and the feeling of being larger than its carpet area, is not happening at all. The size of the balcony is rarely the real problem and the furniture is almost never the real problem either, what usually went wrong is that nobody decided what the balcony was for before the tiles went down, so the fall runs towards the door, the only power point sits behind the washing machine, the railing is whatever the builder fixed in, and there is a stain on the soffit that comes back every July.

Salt Lake is a particular place to do this work in, because the blocks and sectors were laid out as a planned grid, so Salt Lake gives you fairly regular plots and fairly predictable orientation, and yet the building stock standing on that grid runs all the way from the sixties through the nineties and into the G+3 and G+4 rebuilds going up today beside much older houses. A balcony in a nineties block behaves nothing like a balcony in a recent rebuild, the slab depth is different, the railing height is different, the drain outlet sits somewhere else entirely, and in a lot of the older flats the balcony is the only opening on that face of the room, because the neighbour has already built close to the boundary, so whatever light and air that room receives, it receives through this one gap.

This page is about planning that gap properly, written from inside the studio rather than as a gallery of ideas, and it covers the sequence we follow, the decisions that become expensive once finishes are down, the services that have to be resolved before anything is closed up, and where the Bidhannagar position matters even for a flat owner. Studio Contour works out of New Town and across the Salt Lake, New Town and Rajarhat belt, the studio was founded in 2014 and has 330+ buildings delivered, and the principal architect, Sumana Kumar, stays on a project through sanction and through site instead of handing it to a junior once the drawings are signed.

What a Salt Lake balcony is actually up against

Three things decide how a balcony behaves here, and none of them are decorative. The first is orientation, because a south or east balcony in this grid is usable for most of the year while a west balcony takes the full late afternoon load exactly when the household is back from Sector V, so the shading strategy becomes a different design entirely. The second is the long humid stretch followed by a serious monsoon, which goes after the three weakest parts of any balcony, namely the underside of the slab, the metal of the railing and the junction where the balcony floor meets the room floor. The third is the neighbour, because when the adjoining building already sits close to the boundary, the balcony is not a view, it is the lung of the room behind it, and anything that blocks the top third of that opening takes more from the room than it gives the balcony.

i
Enclosing a balcony is not only a design question Whether glazing or grilling a balcony turns it into covered area for your building, and what the position is for your particular flat, has to be read off the sanctioned plan and confirmed with Bidhannagar Municipal Corporation before anything is ordered, because it varies by building and cannot be assumed.

Deciding what the balcony is for before a single material is chosen

Basically there are only three honest programmes for an apartment balcony, and a shallow one cannot carry more than one of them properly. A sitting balcony needs enough clear depth for a seat of around four hundred and fifty millimetres plus somebody walking past it without turning sideways. A utility balcony needs the washing machine, the drying line, the buckets, the brooms and the outdoor unit arranged so that using one of them does not block the other four. A balcony read as an extension of the living room needs the floor level, the ceiling treatment and the glazing worked out together, so the eye does not stop dead at the threshold. We settle which of the three it is in the first meeting, on the measured flat rather than on a reference image, because every material decision downstream follows from that one call, and the catch here is that the client who wants all three usually ends up with a balcony that does the utility job while looking like it was meant for something else.

Enclosure, railing and the question of covered area

The options run in a fairly clear ladder, from leaving the balcony open and simply replacing a corroded railing with a properly detailed one, to a grill with insect mesh, to sliding glass that can be opened right out in winter, to fixed glazing with louvres above it for air. Cost rises along that ladder and so does the paperwork. The question that matters before you order anything is whether enclosure changes the status of that area for your building, and that has to be confirmed for your specific flat with Bidhannagar Municipal Corporation, which is the building authority across Bidhannagar, while New Town sits under NKDA instead and follows its own route. Your association usually has a view as well, since one enclosed balcony on an otherwise uniform face reads clearly from the road. If what you own is a plot rather than a flat, the two pieces worth reading first are Bidhannagar Municipal Corporation Building Plan Sanction for a Duplex on an Individual Plot in Salt Lake and Occupancy Certificate Under Bidhannagar Municipal Corporation in Salt Lake: A Plot Owner's Guide.

Water, slope and the detail you cannot reverse

Water is the part of a balcony that nobody photographs and most owners pay for twice. The fall has to run away from the room and towards an outlet sized for a Kolkata downpour rather than for a tap drip, the outlet needs a grating that can be cleared when it blocks with leaves and pigeon feathers, and the line between balcony and room needs either a kerb or a deliberate level difference, because a flush floor across that junction is lovely to look at and unforgiving if the drainage behind it is wrong. Under the tiles there is a waterproofing layer that has to turn up the parapet and up the room wall behind the skirting, and that turn up is what keeps seepage from appearing on the ceiling of the flat below, which is the one balcony defect that becomes somebody else's problem first and then becomes a long conversation with your neighbour.

Materials, storage and furniture that survive the humid stretch

On finishes the humid stretch does a lot of the selecting for you. The floor wants a rough or anti skid surface rather than a polished one, with grout that will not go black in the first year, and dark stone looks excellent and then stores heat all afternoon, which matters a great deal on a west face. Deck tiles on pedestals are a clean way to level a sloping balcony and hide the plumbing, provided you can still lift them to clear the drain. Timber needs attention every year and most households stop after the second. Railings in mild steel want proper preparation and coating, while stainless and glass need less paint and more washing in this dust, so choose the maintenance you will actually keep up. Seating is best built in masonry with a WPC or marine ply top and ventilated bases, never MDF, and where the utility balcony opens off the kitchen it should be planned together with the modular kitchen design rather than after it. Orientation preferences that come out of vastu compliant design are also far easier to accommodate at this stage than once the drain is cast.

Services, lighting and the outdoor unit nobody planned for

Services are where balcony work quietly fails. You want weatherproof points positioned for the washing machine, for a lamp or a fan, and one spare that is not hidden behind anything, plus a drain for the machine that does not discharge across the walking line. The outdoor unit usually has to move, and moving it means brackets fixed into sound masonry, clearance around the coil so the unit breathes, access for a technician who arrives with a spanner and no patience, and a condensate pipe routed so it does not stain the facade below for the next ten years. Lighting wants to be low and layered rather than one bright bulkhead over the door, which is the same logic set out in Cove, Task and Accent Lighting Layers in a Salt Lake Home. If the balcony is visible from the street, the screening and the railing become a facade decision too, and Facade Design for Salt Lake Homes That Survives Three Monsoons covers how those choices hold up over successive wet seasons.

How we run a balcony job and why the cost moves with your decisions

Our sequence is deliberately boring. We measure the balcony, the slab edge, the existing outlet and the service runs, we settle the programme, and then we put up two or three options with the cost consequence attached to each one, so the budget moves as you decide rather than arriving as a surprise at billing. Drawings are made for your flat instead of adapted from a package, which matters most at the waterproofing and threshold details, since those are the ones that cannot be corrected later without lifting everything above them. The principal architect stays on the project through the sanction stage and through site, so the person who drew the detail is the person answering the mason. Architecture, interiors and the Bidhannagar route sit with one team, which means you are not carrying information between a draughtsman, a contractor and an approval agent and hoping the three versions agree.

  1. 01Measured survey of the balcony, slab edge, outlet and service runs
  2. 02Programme fixed and two or three options priced with consequences attached
  3. 03Working drawings, waterproofing and drainage details, paperwork position confirmed
  4. 04Civil work, then services, then finishes, then furniture, in that order

Finished work is the only honest reference, so Residential Interior Project in Salt Lake is an example of that category of work and Residential Building Project in Salt Lake is another, both within the same belt of building stock. The wider picture of what we do here sits on our Salt Lake area page, and if the balcony is one part of a larger flat renovation then interior design across Salt Lake is the better starting point. Work in Sector V and on commercial frontages follows a different set of constraints, which Commercial Building Architecture in Salt Lake and Sector V goes into properly.

When a different kind of provider makes more sense

There are cases where we are not the right call, and it is worth saying so plainly. If all you want is the corroded railing replaced and the tiles redone, with the drainage and the enclosure left exactly as they are, a competent civil contractor will do that faster and for less, and paying for design on top of it adds very little. If you want a set of outdoor furniture and planters with nothing touched structurally, a furniture retailer will deliver inside a fortnight. If your association has already settled a standard enclosure detail that every flat follows, a drafting service can produce that drawing cheaply. The structural reason to come to a studio instead is sequencing, because a provider who is paid for an installation is paid for the installation, so the questions that need a drawing before anybody can price them tend not to get asked, and that is a property of the business model rather than a comment on anyone's competence.

  • Ask whose drawing the slope and waterproofing detail is coming from
  • Confirm where the balcony outlet discharges and who signs off on it
  • Check the covered area position for your building before ordering any glazing
  • Get the order of civil, services, finishes and furniture in writing

Planning the balcony for your actual flat

At the end of the day a balcony is a small job in which almost every irreversible decision happens in the first week, which is exactly why it rewards being planned rather than assembled. If you send us the flat details, the floor, the orientation and a few photographs of the balcony as it stands today, we can tell you what is worth doing, what it affects elsewhere in the flat, and what the realistic order of work looks like before any money is committed. Please get in touch and we will start from the measured drawing.
