Laundry and Washing Area Design in Salt Lake Homes

Laundry and Washing Area Design in Salt Lake Homes

Laundry and Washing Area Design in Salt Lake Homes

Almost nobody in Salt Lake starts a project by asking about the laundry, right, the first conversation is about the kitchen, the bedrooms and the elevation, and the washing area turns up near the end of the drawings as a leftover corner behind the kitchen, a slab on the rear balcony, or a tap and a floor trap put wherever the plumber happened to find a stack, and that is exactly why it ends up being the one part of a finished home that irritates the family every single day of the year.

A washing area is a service space, so it gets judged on whether it works rather than on how it photographs, and the assumption that it is basically a machine and a tap is where the trouble starts. It is the second wet room of the house, it carries noise, humidity, chemicals and a drain that runs full for minutes at a stretch, and in most flats on this grid it gets a fraction of the thought the first wet room gets.

This page is how we plan that space at Studio Contour, an architecture and interior studio based in New Town working across the Salt Lake, New Town and Rajarhat belt, with Sumana Kumar as principal architect, founded in 2014 and 330+ buildings delivered since. Most of what follows comes out of residential interior design work in flats and houses here, where the laundry is almost always the space with the least room to move and the most services running through it.

What this space has to hold, and where it can honestly sit

Start with the inventory rather than the position, because the position only makes sense once you know the load. A working washing area needs floor for the machine with its door fully open, clearance behind and beside it so a technician can pull it out without cutting your carpentry apart, a utility sink deep enough that a bucket fits under the tap, standing room for soaking buckets, closed storage for detergent and bleach kept away from food and from children, a surface to fold on, a drying position that is not over a dry floor, and a drain that takes a full discharge without gurgling back through the trap. Add an ironing setup and you are planning a room rather than finding a corner. In a compact three bedroom flat that is a real claim on area, and in a bigger layout the same functions can get a door of their own, and 4 BHK and Duplex Interior Design in Salt Lake goes into how those larger layouts absorb service space. The four usual positions each buy you something and cost you something, and the decision should be made with both halves visible rather than on habit.

Where it sitsWhat it gives youWhat it costs you
Rear utility balconyDrying outside the flat and odour kept out of the roomsEats into the only open space on that face
Along the kitchen runShortest plumbing route and one wet zone to waterproofNoise and damp in the room you cook in
Inside a bathroomNo new drainage work at allNo drying space and the machine fouls the wet area
Dedicated utility roomEverything behind a door that shutsNeeds floor area the plan must give up elsewhere

People choose differently once both halves are visible, because the cheapest plumbing route is also the one that puts a spin cycle against the kitchen wall.

What the Salt Lake building stock does to this space

Salt Lake is a planned grid of blocks and sectors with fairly regular plots, and much of the housing stock runs from the sixties through to the nineties, which matters here in two ways. First, the plots are tight and the neighbours have usually already built close to the boundary, so light and air for a service space have to come off your own plot, from your own rear or side open space, and if that strip was enclosed by an earlier owner you are planning a laundry with no natural ventilation at all. Second, the plumbing in older houses was laid in masonry with cast iron or early PVC stacks, often with no spare connection anywhere near where you now want a machine, so tracing the live stack is a site visit rather than an assumption. The newer G+3 and G+4 rebuilds beside those older houses usually do have a utility balcony, which is a better start, although it is often too shallow for a machine and a sink together. Sector V is the separate commercial and IT belt, so none of this applies there, and the authority for building work across Salt Lake, also written Bidhan Nagar, is Bidhannagar Municipal Corporation. Working inside a house that already exists has its own logic, which is the subject of Renovation Architecture in Salt Lake: Working With a House That Already Exists, and the renovation and remodelling side of the practice is where most laundry retrofits land.

i
Confirm it for your own plot What you may enclose at the rear and how much of the plot can be covered vary by plot and by the sanctioned plan, so these have to be confirmed for your own address with Bidhannagar Municipal Corporation rather than assumed from the neighbour's house.

Water, drainage and waterproofing, the part you cannot redo cheaply

This is where the money hides. The supply side is simple, a dedicated inlet with its own isolation valve so the machine can be shut off without killing the bathroom. The waste side is where retrofits fail, because a discharge hose dropped into an open floor trap pushes water across the floor on a full cycle and sends smell back into the room between cycles, so the outlet wants a properly trapped connection with a fall that runs continuously to the stack, and the shorter that horizontal run the better. The catch here is that the floor often has to be built up to get that fall, and a built-up balcony floor means a fresh waterproofing layer, turned up at the walls above the finished level, tested by ponding before anything is tiled over it, with a threshold that keeps water inside the wet zone. Skipping the ponding test to save two days is the commonest reason a laundry shows up as a damp patch in the room below a year later. If the work involves a new or upgraded municipal connection, that side of it is set out in Water and Sewerage Connection Approval Under Bidhannagar Municipal Corporation in Salt Lake: A Plot Owner's Guide, and no statutory figure should be copied from a neighbour's job, since those vary by plot and have to be confirmed for your own address.

Drying clothes through a Kolkata monsoon

Any laundry plan that ignores drying is half a plan, because the city has a long humid stretch and a serious monsoon, and clothes that take two days to dry indoors change how the whole flat smells. What works is a covered drying position with air moving across it, which usually means a grille or louvre on the outer face rather than a sealed window, a line or rack high enough to be out of the way, and a cross draught from a second opening so the air actually moves instead of sitting. Where the only open side has been enclosed we plan for assisted drying from the start, which means an electrical point placed for a dryer or a dehumidifier, the circuit capacity to carry it, and ventilation that pushes moist air out rather than into the corridor. For instance, a rear balcony that gets morning sun will dry a load far faster than a shaded face, which is a reason to put the laundry where the sun is even when the plumbing is further away.

Storage, surfaces, power and the machine itself

Buy the machine before the carpentry is cut, because the door swing, the loading type and the body depth decide the joinery. A top loading machine cannot sit under a fixed counter, a front loader needs its door arc kept clear of the sink and the doorway, and a stacked washer and dryer needs a wall that can take the bracket. Cabinetry in a permanently damp space should not be ordinary ply with a decorative finish, since the carcass material, the edge banding and the hardware all have to be chosen for wet conditions, and a raised plinth with a kick recess keeps the bottom shutters off a floor that will get washed. Power points belong above splash height on a dedicated circuit with proper earthing, switches sit outside the wet zone but within reach, and the light should be sealed and placed so you are not working in your own shadow over the sink.

The order the work happens in

Sequence is what keeps a laundry retrofit from turning into a demolition, and on our sites it runs like this.

  1. 01Measure the slab stack and drain positions on site
  2. 02Fix machine sink and drying positions on plan
  3. 03Plumbing waterproofing and the ponding test
  4. 04Flooring carpentry and the final clearance check

Nothing after the third stage can fix a mistake made in the second, which is why we spend an unglamorous amount of time on the measurement visit.

How we run this, and what that does to your budget

This page reads like a method rather than a brochure because the method is the argument. The design is worked out for your actual balcony depth, your stack position and your machine instead of being pulled from a package, so the drawings answer your flat rather than a typical one. Every option comes with its cost consequence attached, so moving the laundry to the sunnier face is presented with the extra plumbing run priced against it and you decide with the number in front of you, which is how the budget stays tied to your choices rather than drifting. Sumana Kumar stays on the project through the drawings, the Bidhannagar route and site, so the person who planned the fall of your drain is the person answering the plumber's question on site. Architecture, interiors and the sanction route sit with one team, which means you are not carrying information between a designer, a contractor and a liaison agent and hoping it survives the trip. Where a building also has commercial space at the ground floor the sanction path is a different animal, and Bidhannagar Municipal Corporation Building Plan Sanction for a Mixed-Use Building With Ground-Floor Retail in Salt Lake walks through it.

If you would rather look at finished work than read about it, Marble & Walnut Drawing Room project in Kolkata is an example of that category of work, and Residential Building Project in Salt Lake is another from the same belt. Ground floor planning in particular tends to be a negotiation between service space and parking, which Stilt Parking and Car Porch Planning for a Salt Lake Plot deals with, the broader picture of how we work here is on our Salt Lake area page, and the rest of our interior design work across Salt Lake sits alongside it. Before appointing anyone, there are four things worth settling in the first meeting.

  • Ask where the nearest live soil and waste stack actually runs
  • Confirm whether the balcony slab is sunken or has to be built up
  • Check the machine's door swing and service clearance before carpentry is cut
  • Get the waterproofing scope and the ponding test in writing

When another kind of provider is the better call

If what you need is a machine swapped, a tap added and a slab cast on a balcony that already has a working trapped outlet, a good plumber and a careful carpenter will do that properly for far less than any studio will charge to draw it, and you should go that way without guilt. The same holds in a rented flat, or when you are preparing a property for resale and want the space merely presentable. A studio earns its fee when the decisions are irreversible, when the floor has to be built up, when a new line has to be taken off a live stack, when the laundry has to be invented out of what is currently a bedroom corner, or when it sits inside a larger fit-out where the sequence between trades is the thing that actually goes wrong. At the end of the day, matching the provider to the size of the decision is the cheapest thing you will do on the project.

Where to start on your flat

Send us the plan if you have one, a few photographs of the rear or side open space, and the make and model of the machine you intend to use, and we can tell you quickly whether your laundry is a carpentry job or a plumbing and waterproofing job, which is the fork that decides the budget. When you are ready to put dates against it, get in touch and we will set up a site visit.
