Renovation Architecture in Salt Lake: Working With a House That Already Exists

A renovation brief in Salt Lake almost never begins with an empty plot, it begins with a house somebody in the family built in the seventies or the eighties, on a plot allotted when the blocks and sectors of Salt Lake were first laid out, and what you arrive with is usually four problems stacked on each other, so the rooms are too few for the way the family lives now, the ground floor is darker than it should be, the plumbing has been patched so often that nobody remembers where the original line ran, and the house reads as a building from another decade. Those are four different problems needing four different answers, because a renovation that treats all four as one cosmetic job spends the whole budget on finishes and leaves every real constraint where it was.

Renovation architecture is harder than designing on a vacant plot, and it is harder in a way that shows up in the drawings rather than in the first conversation. On an empty plot the design begins with intent, right, and only the boundary, the road, the orientation and the rules push back. In a house that already exists every move is negotiated with something standing in the way, so the wall you want removed may be carrying the slab above it, the bathroom you want shifted is tied to a stack dropping through three floors, and the beam depths decide what ceiling height is left once services are routed. Renovation is basically a design problem with most of its variables already fixed by somebody else, so the value of the architect sits in reading those fixed variables correctly before anything is promised.

Studio Contour is an architecture and interior design studio based in New Town, working across the Salt Lake, New Town and Rajarhat belt, founded in 2014, with 330+ buildings delivered since then. Sumana Kumar is the principal architect and stays with a renovation through the sanction drawings and the site stage rather than handing it down once the agreement is signed, and that matters here because renovation decisions get made on site, in front of an opened wall, far more often than in a meeting room.

Start with a measured survey, not a mood board

The first deliverable on a renovation is not a 3D view, it is a measured drawing of what is actually there. Older houses in these blocks were extended, enclosed, partitioned and re-roofed over decades without the drawings being updated, so the plan in the family file and the building on the plot are rarely the same thing. A proper survey records wall thicknesses, floor to floor heights, beam depths, slab levels at each landing, openings with their sill heights, where the soil and waste stacks drop, and most importantly which walls are structural and which are infill. Houses from the sixties here were often built in load bearing brickwork while later rebuilds moved to a reinforced concrete frame, and that difference decides what you can open up, so a framed house can usually give you the large living and dining volume families now want, while a load bearing house gives it up only with new beams and columns inserted deliberately.

The survey is also where the bad news surfaces, and surfacing it in week one instead of month four is the point. Rebar showing on a balcony soffit, a terrace waterproofed three times over with each layer trapping water under the next, a sunken bathroom slab that has been quietly wet for years, a column chipped out so somebody could run a pipe through it, all of these move the scope and the cost. Where the structure is genuinely in question we bring a structural consultant in and ask for testing on the specific members rather than guessing from the surface.

i
The drawing in the file is not the house Extensions, enclosed verandahs and added partitions from decades of small works are rarely reflected in the original sanctioned plan. Every renovation we take on begins with a fresh measured survey of the building as it stands today.

The real decision is how much of the house is worth keeping

Almost every renovation here reaches one fork, so you either retain the existing structure and work within it, or you take the house down and rebuild on the same plot. Retaining is faster and cheaper and keeps you inside an envelope that was already sanctioned, but it inherits the footing capacity, the column positions, the floor heights and the services layout, and those inherited constraints are what shape the plan. Rebuilding resets all of it and lets the house be organised around the plot and around how your family lives now rather than around a plan drawn forty years ago, and the ground coverage, the floor area ratio and the setbacks that apply today vary by plot and have to be confirmed for your specific plot before any area is promised. A rebuild also frees the ground floor for parking, which is its own planning exercise and one written up separately in Stilt Parking and Car Porch Planning for a Salt Lake Plot.

The other half of that fork is the added floor question, since much of the belt is now G+3 and G+4 rebuilds standing beside houses that stopped at one or two floors. An added floor loads footings designed for the original building, so the real question is not whether the height is permissible, which varies by plot and must be confirmed, but whether the existing foundation and columns can carry it, and if they cannot, whether jacketing the columns and strengthening the footings still costs less than a rebuild once you price the months of living elsewhere.

Light and air have to come out of your own plot

Salt Lake plots are regular, which helps, and tight, which does not, and the condition that defines most renovations here is that the neighbours on both flanks have already built close to the boundary, so the light and air your house gets have to come out of your own plot rather than be borrowed from the gap next door. In practice the plan gets reorganised around where openings can actually work, so habitable rooms move to the front and rear where the road and the rear setback still give you sky, the utility, the store and the stair take the blind flanks, and where the plan is deep we cut a light well or open the stairwell through the floors so it works as both a light shaft and a route for warm air to leave. The long humid stretch rewards cross natural ventilation and shaded openings far more than large areas of glass, so openings get sized for air movement first and then shaded with reveals deep enough that the monsoon stays outside while the window stays open. Once the light is settled the room programme can be honest about how the ground floor is really used, and the difference between a formal drawing room and a room the family actually sits in is covered in Lounge and Informal Family Room Design in Salt Lake.

Where renovation meets the Bidhannagar sanction route

Salt Lake sits under Bidhannagar Municipal Corporation for building matters while New Town next door sits under NKDA, and the two are not interchangeable, so a set prepared for one route does not transfer to the other. Alterations, additions and rebuilds are drawing exercises before they are construction exercises, and we prepare and run that set through the Bidhannagar process as part of the project rather than leaving you to find a separate person for it. The catch here is that the paperwork on an older house is often incomplete, so the original sanctioned plan has to be traced, the building as it stands compared against it, and any deviation resolved in the drawings before an addition can be proposed on top. Corner plots with two road frontages carry their own set of questions, written up in detail in Bidhannagar Municipal Corporation Building Plan Sanction for a Corner Plot With Two Road Frontages in Salt Lake, and if a sanction was taken years ago and then allowed to lapse, revalidation is its own process and Plan Revalidation After Lapse Under Bidhannagar Municipal Corporation in Salt Lake: A Plot Owner's Guide walks through it. Setbacks, coverage, heights and fees all vary with the plot and the proposal, so none of them should be quoted to you as a general number.

  • Ask for a measured survey of the existing building before any scheme is presented
  • Confirm who prepares and runs the Bidhannagar sanction drawings
  • Check whether the original sanctioned plan matches what is actually built
  • Get the structural assessment and the cost of each option in writing

Services decide the schedule more often than the design does

Finishes are visible so they get discussed first, right, but on a renovation it is the services behind them that decide whether the house still works in five years. A bathroom moved across the plan is not a tiling decision, it is a drainage decision, because the waste has to reach a stack with enough fall, and if it cannot you are either boxing a new stack down through the floors below or raising the floor level in that room, which is why our bathroom design is drawn with the plumbing routed rather than the tiles merely selected. Kitchens in these houses tend to be long and narrow because they were planned as service rooms rather than part of the living space, and the parallel layout that suits that proportion is covered in Parallel and Galley Kitchen Design for Narrow Salt Lake Kitchens. Electrical loads have multiplied since these houses were first wired, so a full rewire with properly sized circuits, earthing and air conditioning provisions belongs in the base scope rather than in an upgrade quotation, and waterproofing cannot be deferred either, because the monsoon tests the terrace, the parapet junctions and every old opening that was closed up badly.

Every option arrives with its cost consequence attached

A renovation budget rarely goes wrong through one large mistake, it goes wrong through a sequence of small approvals taken without their cost consequence visible, so by the time the strengthening, the new stack, the rewire and the joinery are added up, the number has travelled a long way from the one in the first conversation. We present options the other way round, so each carries its cost consequence at the moment you are looking at it, the retain route against the rebuild route, the added floor against a reorganisation of the floors you already have, and the budget then moves because you moved a decision rather than because a gap appeared at billing. The contingency stays visible instead of buried, because opening an old building reveals things no survey sees through plaster.

One team for the architecture, the interiors and the drawings

Renovations usually fail at the joins rather than at the idea, so the familiar version is the architect's drawing, the interior contractor's measurements and the sanction draftsman's set disagreeing with one another while the client carries information between all three. Architecture, interiors and the Bidhannagar drawings sit with one team here, which means the beam dropped for a duct is already reflected in the false ceiling, the socket positions already match the furniture layout, and nobody is reconciling three versions of the same plan on a site visit. Fernwood House project in Salt Lake is an example of that category of work, and Residential Building Project in Salt Lake is an example of the same approach on a different plot condition. Families who want the plan checked against traditional orientation rules can have that run inside the design through our vastu compliant design work, the fit-out side sits under interior design across Salt Lake, and the rest of our work in the area is collected on our Salt Lake area page.

When another kind of provider suits you better

Not every renovation needs an architect, and pretending otherwise would be a sales pitch rather than an answer. If what you want is a repaint, new fittings in the same bathroom positions and a replaced kitchen counter, a competent contractor with a good plumber will do it faster and for less. If the plan is already settled with a builder you trust and you only need a drawing set to take through sanction, a drafting service costs a fraction of a design engagement. If you are fitting out a rented flat near Sector V for two or three years, a furniture brand's package is the sensible answer, because what you want there is speed and a scheme you can walk away from. At the end of the day a studio earns its fee in the opposite case, so when the structure is in question, when the plan itself has to change, when a floor is being added, or when the sanctioned drawings and the built reality do not agree, those are the jobs where the engagement pays for itself.

Where to begin

The useful first step is small. Send the original sanctioned plan if the family still has a copy, photographs of the terrace, the bathrooms and any wall showing damp, the plot address, and a sentence about what is not working, and we will come back with what the measured survey needs to establish and which of the two routes looks more likely for your house. If you are close to that point, get in touch and we will tell you honestly whether the house you have is worth keeping.
