Mezzanine and Loft Room Planning Under a High Ceiling in Salt Lake

Mezzanine and Loft Room Planning Under a High Ceiling in Salt Lake

If you are standing in a room in Salt Lake looking up at a ceiling that is visibly taller than it needs to be, wondering whether a mezzanine can go in there, the useful answer never starts with a design, it starts with about six numbers, and the first of them is not the floor to ceiling height you measured with a tape. What decides it is the clear height under the lowest beam soffit rather than under the slab, the depth of the new floor you are inserting, the headroom you will live with below it and above it, where the access can land without ruining the room underneath, and what the area statement can carry.

Salt Lake raises this question more than most parts of Kolkata, partly because a lot of the stock from the sixties through the nineties went up with generous floor to floor heights, and partly because the plots are regular but tight, so when a family needs one more usable room there is often no horizontal space left and the only direction available is upward. The newer G+3 and G+4 rebuilds beside those older houses have tighter floor heights, because more floors inside a sanctioned envelope means less height per floor, so on a rebuild the mezzanine has to be designed into the section from the start rather than discovered later. Either way this is a section problem and not a plan problem, which is why a mezzanine drawn on a floor plan alone almost always disappoints once it is built.

This page is written from inside the studio, so it covers how we plan these spaces, what the Salt Lake building stock does to them, which decisions are expensive to reverse, and the order the work happens in. The wider picture of how we work across the belt sits on our Salt Lake area page.

Where the extra height in a Salt Lake house actually comes from

Much of it comes from the era the house was built in, when floor to floor dimensions were set by ventilation habits and ceiling fans rather than by squeezing floors into an envelope. Then there are the deliberate volumes, a double height drawing room in a rebuild, a stair hall running up two levels, a stilt parking level with a tall underside, a verandah enclosed later that kept the original slab height. And there are the accidental ones, a room tucked under a mid landing, a pocket above a toilet block where the ceiling was dropped and nobody used the space over it. Salt Lake is planned on a regular grid of blocks and sectors, so these conditions repeat street to street, and the same handful of mezzanine situations come up again and again.

Mezzanine or loft, and why that is settled by arithmetic

Basically a mezzanine is an intermediate floor you occupy, you stand on it, walk around, put a desk or a bed on it, while a loft is a platform you reach into and store things on rather than live on. Which one your ceiling can give you is settled by subtraction. Take the clear height, not to the slab but under the lowest beam or duct crossing the room, subtract the depth of the new floor structure and its finish, and whatever remains has to divide into a usable lower zone and a usable upper zone. The catch here is that the lower zone is the one you live in every day, so borrowing from it to make the upper level comfortable is usually the wrong trade. Minimum habitable heights, what is treated as a mezzanine and what is treated as storage, and how either is counted all vary by plot and by the sanction the building already holds, so they have to be confirmed for your specific plot before the section is frozen.

i
Measure under the beam, not under the slab The number that governs a mezzanine is the clear height below the lowest beam or duct crossing the room, because that is what your head meets first. On older Salt Lake houses the gap between that and the slab height is often enough to change the answer entirely.

Reading the existing structure before anyone draws a line

A mezzanine is a new floor hung inside a structure that was never asked to hold one, so before anything is drawn we want to know how the building carries load. Older Salt Lake houses sit anywhere between load bearing brick walls with a reinforced concrete roof slab and a full frame with infill walls, and the two behave completely differently when you cut a bearing pocket or pick up a new beam. So we measure the room in section, locate columns and beams, open a small patch of plaster where we need to see what is behind it, and look at the condition of the concrete, because in a climate with a long humid stretch and a serious monsoon the cover on older slabs is not always intact. The house linked here is an example of that category of work: Boutique Salon Interior project in Kolkata.

How the floor gets carried, and what it costs you in headroom

Once the structure is understood, the way the new floor is carried becomes the decision with the largest consequence, for headroom and for cost together. A steel framed floor, joists spanning the short way under a thin deck with a screed or stone finish over it, gives the shallowest build-up and the fastest site programme, and it can go into a finished house with less mess, but the connection detailing and the corrosion protection have to be right. A cast floor is heavier and deeper, which eats headroom you may not have, and it needs propping, shuttering and curing time that keeps you out of the room below for weeks. Each option changes what the existing structure has to carry, so we put the cost consequence next to each one, and your budget then moves with your decision instead of being discovered at billing.

Floor build-upWhat it costs youWhere it tends to suit
Steel joists with a thin deckShallowest depth and fastest on site but detailing has to be rightRetrofits in a finished house where headroom is tight
Cast concrete floorDeepest build-up plus weeks of propping and curing belowNew builds and rebuilds planned for it in section
Composite deck on steelModerate depth with a stiffer and quieter floorLonger spans or a heavier planned load

Getting up there without eating the room below

Access is where mezzanine plans most often fall apart, because the stair has to land somewhere and that somewhere is always the room you were trying to improve. A straight flight is cheapest to build and easiest to carry a mattress up, and it also takes the longest run of floor, so in a tight room a quarter turn against a wall, or a flight rising over a built-in storage block so the space beneath it is not wasted, usually works better. For a loft that is genuinely storage, a fixed ladder or an alternate tread stair is honest and compact, but decide that knowing you will not comfortably use the space as a room later. Headroom over the stair matters as much as headroom on the mezzanine, because the beam you forgot about tends to sit exactly over the third step. The storage you win under that stair is often the best home for what a dining room needs, which is where something like Crockery Unit Design for Salt Lake Dining and Kitchen Spaces earns its place.

Light, air, the window head, and the services you cannot reach later

On a Salt Lake plot the neighbours are often already built up to the boundary, so light and air arrive from your own plot and your own openings, which makes the window head the most important line in the room. Insert a mezzanine at the wrong level and it cuts the window in two, leaving a dark lower room and an upper room glazed only by a strip at head height, so we set the level against the window head and the beam soffit together, and when neither will move we look at a new opening higher up the wall where the plot allows it. Good daylighting on a mezzanine usually means a tall opening rather than a wide one. Services need the same forethought, since a ceiling fan above a mezzanine is often impossible and the air conditioning has to serve two volumes that behave differently, warm air collecting above while the lower room stays cool. Conduits, speaker runs and lighting circuits go in before the deck closes, because nothing above a finished mezzanine floor is cheap to reach again, and plumbing up there is something we avoid unless the layout demands it, a point we make in detail on bathroom design.

What goes up there, and what the volume below becomes

The uses that work suit a lower ceiling and a single approach, so a home office, a study for two children, a reading or puja corner, a guest bed. The ones that disappoint need full standing height across the whole footprint, or wet services, or frequent heavy carrying. The room underneath changes too, because a mezzanine over part of a double height living room gives you a lower, more intimate seating zone while keeping the tall volume where you want it. Where the upper level overlooks a kitchen, sound and cooking smells carry straight up, the same trade-off we work through in Open Kitchen Design for Salt Lake Homes, and if the room below will be a theatre then access placement and acoustic separation have to be solved together, as covered in Home Theatre Room Design in Salt Lake, Kolkata. If orientation matters to your family, the direction the upper level faces can usually be worked into the section without fighting the structure, the approach we take on vastu compliant design.

The Bidhannagar sanction route, and the drawings that go with it

Salt Lake's building authority is the Bidhannagar Municipal Corporation, which matters because New Town, a few kilometres away, is under NKDA with a different process, and the two get confused regularly. We prepare and run the drawings through the Bidhannagar process ourselves, and for a mezzanine that means the section and the area statement have to show what you are inserting and how it is accounted for, which is a drawing exercise rather than a conversation. What is permissible on your plot, what is counted and what is treated as storage depend on the plot and on the sanction the building already holds, so none of it can be answered from a rule of thumb. If the mezzanine is part of a larger build, the sequence is laid out in Bidhannagar Municipal Corporation Building Plan Sanction for a Duplex on an Individual Plot in Salt Lake, and if your sanctioned plan has lapsed, the route back is covered in Plan Revalidation After Lapse Under Bidhannagar Municipal Corporation in Salt Lake: A Plot Owner's Guide. Anything touching title, taxation or loan documentation belongs with your own lawyer, chartered accountant or lender.

  • Ask for the clear height under the lowest beam and not just floor to slab
  • Confirm how the new floor will be carried and what depth it adds
  • Check whether the proposed level cuts across your window head
  • Get fan AC conduit and speaker positions marked before the deck closes
  • Get the area statement and what is counted in it in writing

When a different kind of provider suits you better

There are readers for whom a studio like ours is the wrong spend. If what you want is a storage loft above a wardrobe in an otherwise finished flat, carried on existing walls and changing nothing structural, a good carpenter working to a simple sketch will do it well for a fraction of what a designed intervention costs, and you should put the difference into the wardrobe. If you are renting, nothing structural is worth doing at all. And if you already have a structural engineer you trust and a contractor you have built with before, and you only need sheets to build from, a drafting service is cheaper than us, because that model is priced to produce drawings and not to carry a decision through site. The trade-off is the same in each case, you are buying less coordination, so when the beam turns out not to be where the drawing said, the question of what to do about it lands on you.

How we run a mezzanine job

Sumana Kumar stays on the project through sanction and through site rather than handing it to a junior once the agreement is signed, and that is deliberate structure rather than courtesy, because on a mezzanine the drawing meets reality the day the plaster comes off and the person who can change the section has to be the one standing there. The design is worked out for your actual room, your actual beam positions and your actual window head, which is the opposite of fitting your house to a package. Architecture, interiors and the Bidhannagar route sit with one team, so you are not carrying a structural query from your contractor to a draftsman and back while the site waits. Studio Contour has worked this way since 2014, and a second example of this category of work is Filigree House project in New Town.

Where to start on your own ceiling

The first step is cheap. Send us a few photographs of the room with something of known size in the frame, the floor to ceiling measurement, and a note on where the windows and the beams sit, and we will tell you honestly whether the height you have is a mezzanine, a loft, or neither worth building. If it is worth taking further we will put a section on paper before anything else is discussed. You can get in touch directly, and for the range of interior design across Salt Lake we handle alongside work like this, that page is the place to look.
