Sanction Drawings for Salt Lake: What Actually Goes In the Set

Sanction Drawings for Salt Lake: What Actually Goes In the Set
If you own a plot in one of the Salt Lake blocks and you are getting ready to build or rebuild, the phrase you will hear from everybody is "sanction drawings", usually said as though it is a single document that somebody fetches from an office, and the reason the whole process feels opaque at the start is that nobody tells you the set is actually a bundle of separate drawings, each one answering a separate question that Bidhannagar Municipal Corporation needs answered about your specific plot, so the most useful thing we can do on this page is open that bundle up and walk through what sits inside it and why each sheet exists.
The second thing worth saying early is that the sanction set is not paperwork that happens after the design is finished, it is the design, written in the only language the building authority reads, which means every decision you think of as purely architectural, where the stair lands, how deep the building sits on the plot, which side the kitchen and bathrooms stack on, how the terrace is reached, all of it gets fixed in those sheets and becomes expensive to revisit once the set is in. Treating the drawings as a formality to be cleared is how people end up holding a sanctioned building they do not actually want to live in.
This is Studio Contour's page, so we will be direct about where we come in. We are an architecture and interior design studio based in New Town, working across the Salt Lake, New Town and Rajarhat belt, founded in 2014, with 330+ buildings delivered, and Sumana Kumar is the principal architect who stays on a project through the sanction stage and through site instead of handing it to somebody junior once the agreement is signed. What follows is what we actually prepare, in what order, and what we have learned about the way Salt Lake plots behave once you start drawing on them.

What actually goes in the set, sheet by sheet
Basically the set is a stack of drawings that together have to prove two separate things, that the building fits the plot legally and that it stands up safely, and the sheets divide along those two lines. On the compliance side you get the site plan showing the plot as recorded, the layout plan putting the building footprint inside the plot boundary with setbacks marked on every side, floor plans for each level including ground and terrace, sections cut through the building at the points that explain the heights and the staircase, elevations for the faces that matter, and an area statement, which is the arithmetic sheet where ground coverage and floor area get computed and checked against what your plot permits. On the engineering side you get the structural drawings for foundation, columns, beams and slabs, the drainage and sanitary layout showing where waste leaves the plot and what it connects to, the water supply and tank positions, and the parking layout. Alongside the drawings sits the document pile, ownership papers, mutation and tax records, and the declarations the applicant and the professionals sign. Anything touching title, inheritance or the legal standing of the plot belongs with your own lawyer, and we will tell you that rather than guess at it.
| Sheet | What it answers | What it locks in |
|---|---|---|
| Layout plan | How the building sits inside the plot boundary | Setbacks and the usable footprint |
| Floor plans | Where every room and the stair actually land | Circulation and real room sizes |
| Area statement | Whether coverage and floor area stay within limits | The total buildable volume |
| Structural set | How the frame carries its load down | Column positions inside your rooms |
| Drainage layout | Where waste and rainwater leave the plot | Kitchen and bathroom stack positions |
The one thing we will not do on a web page is hand you numbers. Permitted ground coverage, the applicable floor area ratio, setback distances on each side and the height you are allowed all depend on your plot, its recorded dimensions, the width of the road it faces and the use you are proposing, so they vary plot to plot and have to be confirmed for yours before anybody draws a single line.
Why the Salt Lake plot does half the designing for you
Salt Lake, also written Bidhan Nagar, is a planned grid of blocks and sectors, and plots across it are regular on paper and genuinely tight in practice, which produces a condition most people only notice once the first plan is on the table. Your neighbours on both sides have very often already built right up to their boundary, so the light and the air reaching your rooms has to be generated inside your own plot, from your own setbacks, your own courtyard if there is room for one, and your own window positions, rather than borrowed from the gap next door. That single fact changes massing more than any style preference does, and it is the reason we start with where the openings can go and work the plan backwards from there.
The other Salt Lake condition is age. A lot of the stock dates from the sixties through the nineties, built to the expectations of those decades, and what you now see along many blocks is newer G+3 and G+4 rebuilds standing beside houses that were never meant to have a four storey neighbour, which affects your light, your privacy and sometimes your structural approach at the shared boundary. Sector V sits apart as the commercial and IT belt with a different character and a different set of questions, so if your project there is a workspace rather than a home the detail in Interior Designer in Salt Lake Sector V: Homes and Workspaces is closer to what you need, while a commercial office building has its own sanction path which we cover properly in Bidhannagar Municipal Corporation Building Plan Sanction for a Commercial Office Building in Salt Lake. For the residential blocks, our broader notes on the area sit on our Salt Lake area page.
The order we work in, and why the sequence matters
- 01Plot measurement and document verification
- 02Massing and plan options, each with its cost consequence
- 03Sanction set prepared and run through the Bidhannagar process
- 04Structural and services drawings issued for site
We measure before we draw, every time, because recorded dimensions and actual dimensions disagree often enough that designing on the paper figure is a risk not worth taking, and a boundary that is short by a little changes a setback, which changes the footprint, which changes the plan. Once the plot is real on our side we put up massing and plan options, and here is the part we insist on, every option arrives with its cost consequence attached, so when you look at a deeper stair core or a cantilevered upper floor or an extra toilet at ground level you are looking at the drawing and the number together, right, and the budget moves as you decide instead of being discovered three months later.
The sanctioned set is not the construction set
This next bit catches people out, so it is worth stating plainly. The sanctioned drawings prove compliance, they do not tell a mason where to stop a wall. The construction information, the dimensioned working drawings, the joinery, the electrical and plumbing layouts, the finishes, all of that is a second body of work that has to agree with the sanctioned geometry while going considerably further into detail. The catch here is that the two sets get produced by different people on a lot of projects, and when the person detailing the bathroom has never read the structural drawing, the shaft the waste pipe needs is simply not there. We keep the two together, which is why a conversation about bathroom layout and waterproofing happens while the plan is still movable rather than after the slab is cast.
The same applies to everything that arrives after the shell. A home theatre wants wall thickness and a door position decided early, which is why Home Theatre Room Design in Salt Lake, Kolkata is worth reading before the plan is frozen, a working kitchen wants its service side planned as carefully as its cooking side, which Pantry and Dry Store Design for a Salt Lake Kitchen goes into, and storage volume is a plan decision long before it is a shutter decision, which is the argument running through Wardrobe Design in Salt Lake: Sliding, Openable and Built-In. If orientation and placement matter to you for traditional reasons, our approach to vastu compliant design is to resolve it at plan stage where it costs nothing, not by moving a wall later.
Monsoon, humidity and what the drawings have to carry
Kolkata gives you a long humid stretch and a serious monsoon, and both are structural and detailing problems before they are comfort problems. Reinforced concrete frames in this climate need their cover, their waterproofing and their drainage thought through on the drawing rather than improvised on site, terrace and chajja slopes have to actually move water to an outlet that exists, the plinth has to sit above what the lane does in a heavy week, and every window placed for natural ventilation has to also keep driving rain out, which usually means a shading projection drawn at the same time as the opening. These are small decisions individually and together they are the difference between a building that ages well on a Salt Lake block and one that starts showing damp patches in its third monsoon.
How the studio is set up, and why that shows up in your set
| Studio Contour | A drafting service engaged only to get the file through |
|---|---|
| Principal architect stays on the project through sanction and through site | Drawings are delivered and the engagement ends at submission |
| Each option is presented with its cost consequence attached | Cost becomes your problem later as somebody else's variation order |
| Architecture interiors and the Bidhannagar sanction route sit with one team | You carry information between a draftsman a contractor and an interior vendor |
| The plan is worked out for your actual plot and its neighbours | A standard plan is adapted to fit whatever plot arrives |
None of that comparison is a claim about anybody's competence, it is a structural point about business models. A drafting service is priced to produce a compliant set and that is genuinely all it owes you, so it has no reason to care which wall your wardrobe lands on. A turnkey contractor's margin sits in execution, so the design conversation tends to narrow toward what the crew already builds comfortably. We are set up the other way round, with the design, the detailing and the sanction route in one place, which is slower at the start and cheaper by the end. The Meander House project in Salt Lake project is an example of that category of work in this belt, and Residential Building Project in Salt Lake is another, and if the interiors are part of your brief too, our interior design work across Salt Lake runs on the same drawings.
When somebody else is the better fit for you
Honestly, if what you have is a sanctioned plan you are happy with and you only need a sound contractor to build it, hiring us to redesign it is not money well spent, and a good builder working to your existing set will serve you better. If you are a developer putting up a standard G+4 on a standard plot where the unit mix is already decided by the market and the brief is to maximise sellable area, a studio that argues about light wells is friction you do not want. And if your budget right now only stretches to the statutory minimum needed to get the file moving, say so at the first meeting, because the honest answer may be to wait a season and build once rather than to start a design process you will have to pause halfway. We would rather lose that project than take it on and underdeliver.
What to ask before you hand over your plot papers
- Ask who will actually draw and sign the set and who you will be speaking to on site six months in
- Confirm the permitted coverage floor area and setbacks for your exact plot before approving any plan
- Check that the structural drawings correspond to the plan you approved and not to an earlier version of it
- Get the scope the fee and the definition of a revision in writing before work begins
Those four questions sort most of it out, because the answers tell you whether you are buying a stack of sheets or buying somebody's attention for the next year, and that difference shows up on site rather than in the quote.
Where to start on your own plot
At the end of the day a sanction set is a record of decisions, and the quality of the building you get is decided by how carefully those decisions were made and by whether the person who made them is still around when the frame goes up. If you have a plot in Salt Lake and you are at the stage of working out what the house could be, get in touch with the plot dimensions and the records you already have, and we will tell you what is genuinely possible on it before anybody signs anything.
