Skylight Design for Salt Lake Homes

Skylight Design for Salt Lake Homes

Skylight Design for Salt Lake Homes

If you are reading this with a Salt Lake flat or house in mind, the thing you are actually trying to solve is probably not a skylight at all, it is a dark middle, and a skylight is simply the most honest way to fix it. The blocks and sectors here were laid out as a planned grid, the plots are regular but tight, and because the neighbours on both sides have usually already built right up to their boundary line, the side walls of your house have almost no useful opening left on them, so light and air have to come from your own plot, from the front, from the rear, or from above. Once the side windows are effectively gone, above is the one direction nobody else can build over, which is why so many houses in this belt end up solving their daylight problem on the roof rather than on the walls.

That is the reasoning behind most of the skylights we design across the Salt Lake, New Town and Rajarhat belt, and it is also why the detailing matters far more here than it would in a drier city. A skylight is a deliberate hole in the one surface of the building whose entire job is to keep water out, and it sits directly above the part of the house you occupy the most, so if the slope, the upstand, the flashing and the drainage are not resolved at drawing stage, you find out during the first serious monsoon, and you find out from the inside, usually onto a finished floor. Basically a skylight is a waterproofing detail that happens to let light through, and we design it in that order, with the glass specified last rather than first.

So what follows is how we actually plan one: where the opening goes, how big it can be given where your beams already sit, what glass to specify and why, how heat and glare are handled through the long humid stretch, how the thing gets cleaned five years from now, and how all of it is drawn and carried through the Bidhannagar Municipal Corporation route along with the rest of the work instead of being bolted on at the end by whoever happens to be on site that week.

Daylight is not the same as sunlight A skylight is sized for the light you want landing on the floor below, not for the patch of sky you can see through it, and those two intentions are specified very differently.

Why Salt Lake plots keep arriving at the same answer

A great deal of the building stock here dates from the sixties through the nineties, and those houses were planned when the plots on either side were still open ground, so the middle of the plan was allowed to depend on side windows that have since been built hard against. What you are left with is a deep plan, a stair core somewhere near the centre, a passage running past it, and two or three spaces that survive on borrowed light with a tube light burning at two in the afternoon. The newer G+3 and G+4 rebuilds standing beside those older houses inherit the same geometry, just with more floors stacked on it. A roof opening is the cheapest square foot of daylighting you will ever buy in this condition, because it needs no cooperation from the plot next door and it reaches the one part of the plan that nothing else can reach. If the dark stretch you are trying to rescue is really the circulation rather than a room, Passage and Corridor Design in a Salt Lake House goes into that problem on its own terms, and the wider picture of what we do in the area sits on our Salt Lake area page.

Where the opening goes, and what that one decision settles

Position is the decision that quietly settles everything else, so we fix it on a measured drawing before any specification conversation starts. In a reinforced concrete frame the slab is not free territory, the beams run where they run, and the clear panel between two beams is what your opening can occupy without touching structure, which is why the honest sequence is to find the beams first and size the skylight second rather than promising a dimension and discovering a beam through it. Over the stair core one opening serves every floor, which is usually the best value in the whole house. Over a double height edge in the living space the visual gain is largest and the heat specification gets strictest. Over a toilet or utility shaft a skylight does something quieter and more useful, it finally lets a permanently damp space dry out, and Common Toilet Design for a Salt Lake Family Home deals with that room properly. Saltlake Residential Interior Project in Salt Lake is an example of that category of work.

Glazing, and what the cheap option costs you three years later

Overhead glass is a safety item before it is an aesthetic one, so laminated glass belongs in a skylight because when it fails it stays in its interlayer rather than arriving in the stairwell, and toughened glass on its own does not behave that way. Above that baseline the choices stack up: a single laminated pane, an insulated double glazed unit, a coated unit that cuts heat while letting light through, a multiwall polycarbonate sheet, or a moulded dome. The catch here is that the cheapest sheet options age badly in this climate, they yellow, they craze, they scratch when anybody cleans them, and the sealant line around them has a much shorter life than the building, so a saving taken at installation usually returns as a leak and a scaffold. We quote these as a ladder with the consequence attached to each rung, the panel cost, the frame cost, the cleaning burden and the likely year you touch it again, so the budget moves with your decision rather than being discovered afterwards.

Waterproofing, because the monsoon is the only real test

The single most expensive thing to get wrong is the upstand, the raised kerb the glass sits on, and the version that works is cast with the slab and treated as structure, not built up later in brick and plastered to look tidy. The terrace has to fall away from that kerb on every side so water never stands against it, the waterproofing layer has to turn up the face of the kerb and finish under the frame rather than butting against it, and the frame needs a drip edge so wind driven rain during the monsoon is thrown clear instead of being drawn under by capillary action. Sealant is the second line of defence and never the first. We also check what else lives on your terrace, because an overflowing water tank, a blocked outlet full of leaves or a plumber's later addition will put water where the design never intended it. On an existing roof this is retrofit work and sits with our renovation and remodelling work.

Heat, glare and the long humid stretch

Kolkata gives you months where the problem is not darkness but heat, and a badly planned skylight turns a stairwell into a chimney with a glass lid. Orientation does most of the work for free, because a north facing slope delivers steady light with far less solar gain than a west facing one, and where the geometry forces a hot aspect we shade above the glass with a louvred or pergola screen rather than relying on tinting alone. Inside, a diffusing panel or a retractable blind under the opening lets you dial the light down in May without losing it in December. Hot air collects at the top of a stairwell, so wherever possible the skylight is paired with a high level openable vent, which converts a heat trap into a stack that pulls air up and out of the house. If your desk is going to sit under or near that light, screen glare is a planning question too, and Home Office Design for Salt Lake Flats and Houses covers it.

Ventilation, mesh and the cleaning nobody plans for

An openable skylight is genuinely better than a fixed one in this climate, and it is also the version that fails if nobody thinks about operation. Motorised openers with rain sensors are lovely until the actuator sits above an eighteen foot void with no safe way to reach it, so unless the maintenance access is real we prefer a manual chain or pole operator that somebody standing on the landing can actually work. Insect mesh is not optional, pigeon mesh above the glass matters more than people expect, and a dust film plus bird droppings will quietly take away a large share of the light within a season, which is why the skylight and the route to clean it are designed together. That means a walkable zone around the upstand, no glass set flush into a surface people stand on, and a terrace layout where the water tank, the solar panels and the clothes line are not all competing for the same square metres.

The slab opening, the drawings and the order of work

In a new build or a full rebuild the opening is designed into the slab, the trimmer beam is detailed, the reinforcement is arranged around it, and the whole thing costs a fraction of what the same skylight costs later. In an existing slab we are cutting concrete, so the work is reviewed structurally first, the panel is saw cut rather than broken out with a hammer, propping goes in before anything is removed, and the cut edges are framed properly. Then the sequence runs waterproofing, frame, glass, and only after that the ceiling, the light well plaster and the paint, because any trade that has to come back later comes back through finished work. The drawings for this sit inside the same submission as the rest of the project, and what is permissible on a roof varies plot by plot and has to be confirmed for your specific plot rather than assumed. Bidhannagar Municipal Corporation Building Plan Sanction for a Corner Plot With Two Road Frontages in Salt Lake and Fire NOC Coordination Under Bidhannagar Municipal Corporation in Salt Lake: A Plot Owner's Guide walk through how that process actually runs.

  1. 01Measure the slab and locate every beam
  2. 02Fix position, size and glass with costs attached to each option
  3. 03Structural detail plus drawings for the sanction route
  4. 04Cut, waterproof, frame, glaze, then finish the inside

Cost, and how we keep the number honest

A skylight is one of those items where a vague quote is almost guaranteed to grow, because glass, frame, upstand, structural work, waterproofing, shading and the ceiling below are seven different line items that different trades like to assume somebody else is carrying. We present each decision with its cost consequence written next to it, so choosing a coated double glazed unit over a single laminated pane is a number you approve rather than a surprise, and the budget tracks your choices instead of drifting. At the end of the day the reason this holds together is that architecture, interiors and the Bidhannagar sanction work sit with one team, so you are not the courier carrying information between a glass fabricator, a contractor and a draughtsman. Sumana Kumar stays on the project through sanction and site rather than handing it to a junior once the agreement is signed. Luxe Marble & Gold Drawing Room project in Kolkata is an example of that category of work.

When a different kind of provider suits you better

If what you want is one fixed dome over an existing stair, nothing else in the house is changing, your terrace waterproofing is already sound and you have a fabricator whose work you have seen, then a competent waterproofing contractor plus a glass fabricator will do that job for less than it costs to involve a studio, and bringing us in for it would not earn the fee. The same is true if you are a tenant rather than the owner, because cutting a structural slab is not a tenant's decision to make. Where a studio starts paying for itself is when the skylight is one move inside a larger plan, when the slab has to be cut, when the sanction drawings have to be right, or when the same opening has to serve light, ventilation and heat control at once. On commercial floors in Sector V the brief changes again, and that work sits under commercial interior design.

Talking to us about the space you want to fix

If you have a Salt Lake address and a part of the house that has never had decent light, send us the plan if you have one and a few photographs of the roof and the space below, and we will tell you plainly whether a skylight is the right instrument for it, roughly where it can sit given your structure, and what the realistic range is before anybody draws anything. You can see the wider scope of our interior design across Salt Lake, and when you are ready to discuss your own plot, get in touch.
