Most people who call us about a plot in New Town or Salt Lake have already been quoted by somebody who draws plans, and the quote is low enough that it feels like the obvious move, because what you are being sold looks like the same thing we sell, right, a set of drawings with dimensions on them that a sanction office will accept. That is a real service and it has a real place, and we are not going to pretend otherwise, but the thing you are buying there is a deliverable and the thing you probably think you are buying is a decision, and those two are not the same purchase at all.
A drafting service converts a brief you already have into compliant paper. Somebody tells them three bedrooms, a puja space, a scooter in front and a small shop on the ground floor, and they lay that out inside the plot boundary, check it against the rules, and hand it over. Nobody in that transaction is paid to ask whether three bedrooms on that orientation with that staircase position is a good idea, whether the shop will kill your entry sequence, or what the west wall is going to do to your electricity bill in May. The layout is the part that decides how you live for the next thirty years, and in the drafting model, that part arrived with you and left with you, unexamined.
What you are actually buying in each case
Our studio has been working out of New Town since 2014 and we have delivered 330+ buildings across New Town, Salt Lake, Rajarhat and greater Kolkata, so we have seen the downstream of both routes many times. The pattern is consistent and it is not about anybody's skill. A drafting outfit is priced and staffed to produce documents, so scope ends at the document, and a design studio is priced and staffed to carry decisions, so scope ends when the building stands. Both are honest businesses, they are just sized for different jobs.

Curation is a process, not a claim
Every studio says bespoke, so here is what it actually means in our office. Before we draw a plan we sit with the plot and measure what is real about it, which side the road pressure comes from, where the neighbour's wall is going to block your south light in four years when they build up, where the sewer connection sits, how the afternoon sun hits the face you want your living room on. Then we sit with the family and get the awkward stuff out, whether the parents are moving in eventually, whether one child is likely to want a separate kitchen later, what the actual money is and how much of it is loan-dependent, because a layout that cannot be built in two phases is a bad layout for a family whose money arrives in two phases.
Only then do we produce options, and typically it is two or three genuinely different schemes rather than one scheme with the furniture moved, so you are choosing between ideas and not between drawings. Our residential architecture work runs this way as standard, and we put the shortlisted scheme through 3D visualisation before a single brick is ordered, because a client who can walk the corridor on screen will tell you in ten seconds that it feels tight, and that same realisation on site costs a demolition.

Where the drafting route tends to cost more than it saved
The catch here is that compliance and design get treated as one skill, and they are not. Paper can be fully compliant and still be a poor building, and it can also be beautifully designed and get sent back, and the two failures have completely different causes. Sanction work in New Town, Salt Lake and the wider Kolkata area is procedural, and a returned file is usually about document sets, ownership trail, drawing conventions or a computation that does not reconcile, which is why we wrote up why plans get rejected and the NKDA sanction process in detail rather than making clients learn it the expensive way.
The bigger cost is the redraw loop. You buy cheap drawings, the contractor points out something unbuildable, you go back for a revision, then the family changes its mind on the first floor once the slab is visible, then somebody realises the electrical and plumbing was never coordinated with the ceiling, and each of those rounds is a separate small payment plus weeks. Nobody behaved badly, the model just has no continuity built into it, so every change is a new transaction. We take projects through sanction ourselves and stay on the project afterwards precisely so that the person answering the site question is the person who made the decision.
Who stays on your project
The other structural difference is continuity of the person. In a volume drafting model the senior draws nothing, the juniors execute, and that is simply how the model scales at that price. In ours, principal architect Sumana Kumar stays attached from the first plot visit through sanction and site, so the reasoning behind a decision does not get lost in a handover, and when a mason on site proposes a shortcut, the person deciding yes or no knows why that beam was placed there in the first place.
Architecture, interiors and the sanction paperwork also sit under one roof with us, which sounds like a convenience line but is really about accountability, because when three separate vendors touch one house, the joints between them are where blame lives. When a drafting service is genuinely the right call
We would rather you spend correctly than spend with us, so here it is plainly. If your design is genuinely already decided, because you are replicating a layout you have lived in, or an engineer in the family has resolved it, or you are building a straightforward single-floor structure on a regular plot with no orientation problem, then you do not need a design studio and you should not pay for one. Same if the job is documentation only, a small boundary wall, a garage, a compliance drawing for an existing built structure, or a revision to an approved set. And if your budget only stretches to either drawings or construction, drawings from a competent drafter now, with a design review before you pour foundations, beats waiting three years.

Where it stops being the right call is the moment the number of open questions goes past two. Odd plot shape, a corner site, phasing over years, ageing parents moving in, a commercial floor under a residence, interiors that have to be planned before plaster, anything where the decisions interact, and at that point you are not short of drawings, you are short of a design.
