Sumana Kumar on Structural Feasibility: When to Say No to an Extra Floor

Almost every week someone walks into our New Town studio with the same sentence, and it is usually said with a lot of hope in it, which is that the plot already has a two or three storey house standing on it and the family now wants one more floor on top, either for a married son, or for a rental unit, or simply because the land has appreciated and an extra floor feels like free money sitting unused above the terrace. The question they ask is always framed as a design question, something like how do we plan the staircase, or can the new floor have its own kitchen, and the honest answer is that none of that matters until we have answered a much duller question first, which is whether the building underneath can actually carry the load.

Studio Contour has been practising out of New Town since 2014 and we have delivered over 330 buildings across New Town, Salt Lake, Rajarhat and greater Kolkata, and in that time the single most expensive mistake we have watched people make is not a bad elevation or an over-budget kitchen, it is adding a floor to a structure that was never designed to take it. The failure does not announce itself on day one either, so a family lives with hairline cracks at the beam-column junctions for two monsoons, then the plaster starts spalling, then the ground floor columns start showing distress, and by the time anyone calls a structural consultant the cheapest fix costs more than the floor did.

So this piece is about the part of our job that clients rarely thank us for in the moment, which is saying no, and more usefully, explaining what exactly we looked at before we said it. Vertical extension is a foundation question before it is a design question

When a building goes up by one floor, the new dead load and live load do not sit politely on the top slab, they travel all the way down through the columns into the footings and into the soil, right, so an extra floor is really a request to the foundation, not to the terrace. The first thing our team asks for is the original structural drawing set, the column schedule, the reinforcement details and the foundation design, and the awkward truth is that on older Salt Lake and Rajarhat properties built by a contractor without an architect or a structural consultant involved, those drawings simply do not exist, so we are reverse-engineering a building from the outside.

Where drawings are missing we do it the slow way, which means measuring actual column sizes at every floor, chipping small test patches to expose and count reinforcement bars, checking the concrete grade through rebound hammer and, where the stakes justify it, core testing, and mapping how the columns line up floor to floor. A nine inch by nine inch column with four bars of eight millimetre steel is a perfectly reasonable column for a ground plus one house, and it is a completely unreasonable column to hang a third floor from, and no amount of good design at the top changes what is buried at the bottom. Reinforced concrete is forgiving right up to the point where it is not.

Question that decides it: can the foundation take it

The second thing is soil, and in the reclaimed low-lying belt that much of New Town and Rajarhat sits on, this matters more than people expect. Foundations here were often designed with a fairly tight margin on bearing capacity, and differential settlement is a real risk once you load one part of a structure more than another, so if the original building sat on isolated footings sized for two floors, adding a third is not a ten percent increase in stress on those footings, it can be far worse once you account for the way loads accumulate downward. The catch here is that settlement is gradual and asymmetric, so the cracks show up in the walls and the client blames the plaster.

The most common false comfort we hear "The contractor said the columns are strong, he built it himself." The person who built it fifteen years ago built it for the loads he was told about then. A column adequate for G+2 is not automatically adequate for G+3, and a verbal assurance is not a load calculation. Ask for the numbers, not the reassurance.

The sanction side runs parallel, and it can say no on its own

Even when the structure is willing, the rulebook may not be, and this is where a lot of enthusiasm dies quietly. Every plot has a permissible built-up envelope defined by floor area ratio and ground coverage, and if the existing building has already consumed the sanctioned FAR, there is no extra floor to be had regardless of how strong the columns are, so the very first thing our team pulls out is the sanctioned plan and compares what was permitted against what was actually built. It is extremely common to find that the built structure already exceeds the sanctioned plan by a balcony enclosure here and a covered terrace there, which means the honest starting point is not an addition at all, it is a regularisation conversation.

Alongside FAR there is height, and the permissible number of floors on a given plot is tied to plot size, road width, setback and the zone the plot falls in, all of which are worth reading properly in our guide to building height and floor limits in New Town and the companion piece on FAR and ground coverage rules. Our studio takes residential and commercial projects through the NKDA, KMC and Bidhannagar Municipal Corporation sanction processes as routine work, so we know fairly quickly whether a proposal has a path or whether it is going to sit in revision for a year, and that familiarity is the whole point of asking before you build.

The paperwork trail matters here too, because a vertical extension is a fresh sanction, not a minor amendment, and it needs the same document discipline as a new build. The four situations where we say no outright

There is no drama in any of this, it is just arithmetic, and after 330-plus buildings we have a fairly consistent set of conditions where the answer is no and we say it in the first meeting rather than three months and two design revisions later.

The first is where the FAR is already exhausted or exceeded, because there is no engineering fix for a rulebook limit and no structural consultant can create permissible area out of thin air. The second is where the column grid does not carry through, which happens a lot in houses that were extended horizontally at some point, so you get columns on the first floor that land on a beam rather than on a column below, and stacking another floor on top of that arrangement puts loads into members that were never sized for them. The third is where testing shows the concrete grade is genuinely poor or the reinforcement is badly corroded, because you are then strengthening a compromised structure and the cost curve goes vertical. The fourth, and this is the one people argue with most, is where the numbers say it is technically possible but the strengthening work required, meaning column jacketing at every floor, foundation underpinning, and temporarily vacating the house for months, costs close enough to a rebuild that the rebuild is the better buy.

What we say yes to instead, and it is usually more than people expect

Saying no to the extra floor is not the end of the conversation, it is the start of a better one, because in most cases the family did not actually want a floor, they wanted a bedroom for a growing household, or a self-contained unit for rental income, or a home office that does not sit in the living room. Once we take vertical expansion off the table we start looking at the plan that already exists, and it is remarkable how much usable area is trapped in oversized passages, badly placed staircases, one large room that should have been two, and terrace or setback area that is currently doing nothing.

Our renovation and remodelling work is largely this, meaning reorganising an existing envelope so it houses more life without touching the structure, and it is faster, cheaper and far less disruptive than the extension the client walked in asking for. Where a horizontal addition within permissible ground coverage is viable, we handle it as a proper residential architecture commission with fresh drawings and a fresh sanction rather than as a contractor add-on, and where the family genuinely cannot picture the alternative we build it out in 3D visualisation so the decision is made looking at the actual space rather than at a floor plan.

If you are buying a plot with an existing structure on it Before you sign, get the sanctioned plan and the structural drawings from the seller, and if they do not exist, price the property as land minus demolition cost rather than as a building you can extend. We have seen more than one buyer pay a premium for a "strong structure" that turned out to be unextendable, and that premium is unrecoverable.

Why the diagnosis is worth paying for before the design

The feasibility study is a small, boring, unglamorous piece of work that costs a fraction of the project, and it is the highest return money you will spend on the whole exercise, because it either gives you a green light backed by calculations that will hold up at sanction stage, or it saves you from a demolition bill. Sumana Kumar, our principal architect, is fairly blunt about this in first meetings, and her position is basically that an architect who tells you yes before seeing the foundation drawings is not being agreeable, they are being careless, and you are the one who carries that carelessness for the next thirty years.
