Choosing Floor Tiles for a Kolkata Home: Slip, Size and Grout Realities

Almost every homeowner we sit with in New Town or Salt Lake arrives at the tile conversation with a Pinterest board and a shortlist of showrooms, and almost nobody arrives with a question about slip. That is understandable, because tiles are sold on looks, the sample boards are lit beautifully, the marble-effect glazed vitrified pieces look enormous and seamless, and the salesperson quotes a rate per square foot that sounds reasonable. What nobody mentions in that showroom is that Kolkata spends roughly four months of the year in high humidity with water walking into the house on everyone's feet, that a polished tile which felt grippy in an air-conditioned display becomes a hazard the moment it is wet, and that the grout line you barely noticed on the sample board is the single component most likely to look filthy by year three.
We have been running Studio Contour out of New Town since 2014 and have delivered 330 plus buildings across New Town, Salt Lake, Rajarhat and greater Kolkata, and if we had to name the finish that generates the most post-handover complaints relative to its cost, it would be flooring, and specifically the two things that surround the flooring decision rather than the tile itself, which are slip behaviour when wet and grout performance over time. The tile body almost never fails. The tile surface in wet conditions, the grout between the tiles, and the bed the tile was laid on, those three fail regularly, and they fail in ways that are expensive and disruptive to correct because correcting them means breaking up a finished floor.
So this piece is not a style guide. It is what we actually check, specify and argue about with contractors when we are choosing floor tiles for a home in this city, written for the person who is about to walk into a tile showroom on the bypass with a budget and no framework.
Slip is a wet-condition property, and Kolkata is a wet-condition city
The first thing to internalise is that slip resistance is not a property of the tile, it is a property of the tile plus the contaminant plus the footwear, and the number that matters is the wet one. A highly polished glazed vitrified tile can have perfectly acceptable dry grip and become genuinely dangerous with a film of water on it, which is the exact condition your entrance lobby, your balcony threshold and your bathroom floor live in from roughly June to September during the monsoon, and in a coastal-humid city the film of water is not only rain, it is condensation off cold surfaces and the residual damp that never quite leaves the air.
The industry shorthand you will hear is the R rating, R9 through R13, which comes from a ramp test with an oiled surface and a person in boots, and there is a separate barefoot classification, A, B and C, tested on a wet ramp with bare feet. That second one is the relevant scale for a bathroom, because nobody wears boots in their own shower, and yet the barefoot rating is the one almost never printed on the box in an Indian showroom. The practical workaround we use is simple and slightly undignified, and we do it in the showroom itself, which is that we ask for a loose piece, we pour water on it, and we push a bare thumb and then a bare heel across it at an angle. A tile that goes glassy under that test goes glassy under a wet foot too, and no amount of assurance about the coefficient of friction changes what your hand just felt.
The counter-pressure you will get is aesthetic, because the matte and textured tiles that behave well when wet are the same tiles that look less dramatic on a showroom board than the high-gloss marble replicas. Our position after a lot of projects is that gloss belongs on walls and on dry, low-traffic rooms, and that any surface which will meet water regularly should be matte, lappato at most, or genuinely textured, and the moment somebody in the family is over sixty or under six, that stops being a preference and becomes a requirement. Designing for accessibility in a multi-generational Kolkata household usually starts at the floor, long before it gets to grab bars.
Size looks like a style decision and behaves like a site decision
Large format is the dominant trend right now, 600x1200mm and larger, sold on the promise of fewer joints and a more continuous floor, and in the right room on the right substrate it genuinely delivers that. The catch here is that a large tile is an unforgiving straightedge laid on a surface that is rarely as flat as anyone claims, and the flatter the tile the more brutally it exposes an uneven bed. On a floor that has a two or three millimetre undulation over a metre, a 300x300 tile absorbs it across many small joints and nobody notices, and a 600x1200 tile on the same bed gives you lippage at every edge, which is the small step between adjacent tiles that catches a toe and collects dirt.
In a Kolkata context there is a second consideration, which is that our bathrooms tend to be modest and our floors need falls. A bathroom floor has to slope to a drain, and slope means the plane of the floor is not flat, it is warped, and warping a large rigid tile is not possible, so what actually happens on site is that the mason cuts the large tile into pieces and you end up with more joints than you would have had with a sensibly sized tile in the first place, or worse, the slope gets flattened out to keep the tiles happy and now water ponds in the corner of your shower for the rest of the building's life. We generally specify smaller formats inside wet areas, 300x300 or mosaic in shower zones, precisely because the extra joints make the fall achievable and add grip at the same time.
For living rooms and bedrooms in a well-executed slab, large format is fine and looks excellent, and it is one of the places where we push clients to spend. The judgement call is really about the substrate, and that is a conversation your architect and your contractor should have before you order, not after the pallets arrive. On our residential interior design projects the flooring layout gets drawn as a proper setting-out plan with the starting line, the cut positions and the joint alignment across door thresholds decided on paper, because the difference between a floor that reads as intentional and one that reads as accidental is almost entirely about where the cuts land.

Grout is the component that ages, and almost nobody specifies it
Here is the pattern we see over and over. A family spends carefully on tiles, argues about the shade for three weeks, and then lets the contractor use whatever grey cement grout is on the truck, because grout is a two percent line item and feels like a detail. Three monsoons later the tile looks exactly as it did on day one and the joints look like a different building, dark, patchy, powdering at the edges in the bathroom, and stained in a rough diagonal band from the entrance to the sofa where everyone walks.
Cement-based grout is porous, and porous in a humid coastal city means it absorbs water, holds it, and grows things in it. The alternatives are epoxy grout, which is essentially non-porous and chemically resistant and stays the colour you chose, and the various modified cementitious grouts that sit in between. Epoxy costs meaningfully more per square foot to buy and considerably more to install because it needs a trained applicator working fast and cleaning as they go, and a badly applied epoxy grout leaves a haze on the tile face that is genuinely difficult to remove, so the labour matters as much as the material.
Our default recommendation, and this is a recommendation and not a rule, is epoxy grout everywhere water lands, so bathrooms, kitchen floors, utility areas, balconies and the entrance zone, and a good modified cementitious grout in dry bedrooms where the cost saving is real and the risk is low. On colour, we tend to steer away from both extremes, because brilliant white joints in a Kolkata home will look grey within a year no matter what you do, and jet black joints against a light tile turn every slightly imperfect line into a drawing of the imperfection. A mid-tone that sits close to the tile's own shade hides both dirt and workmanship variance, and that is not a compromise, it is just what survives.
Joint width is the other half of this. The industry has drifted toward two millimetre and even one millimetre joints for the seamless look, and a very tight joint gives grout almost nothing to hold onto and leaves no room for the tiles to move, and tiles do move, because a floor expands and contracts with temperature and the building itself settles. On floors we are usually happier at two to three millimetres with a proper grout than at one millimetre with a heroic one, and we always insist on movement joints at room perimeters and at large runs, hidden under skirting where possible.

What actually goes wrong on site, and how to catch it
The failures we get called to inspect are rarely about the product. The most common one by a distance is hollowness, which happens when the adhesive or mortar bed does not make full contact with the back of the tile, leaving voids, and you detect it by tapping across a finished floor with a coin or a small wooden mallet and listening for the change in tone from solid to drummy. A hollow tile survives fine until something heavy is dropped on it or someone walks on the void repeatedly, and then it cracks, and the crack looks like a product defect and is actually an application defect. On our sites we walk the floor and tap it before the grout goes in, because at that stage a bad tile is a twenty minute fix and after grouting it is a half day of mess.
The second is the bed itself. Traditional thick-bed mortar laying is still very common with Kolkata masons and it works in skilled hands, but the modern large-format tile really wants a levelled screed and a notched-trowel cement-based adhesive with full back-buttering, and mixing the two approaches, so a thin-bed product used to bridge a thick-bed level correction, is where a lot of trouble starts. The third is waterproofing under wet-area floors, which is not a tiling issue at all but shows up as one, because when the bathroom membrane is skipped or the upstand is not carried high enough at the walls, water travels sideways under the tiles and appears as a damp patch on the ceiling of the room below, and by then the tiles are the least of your problems. The fourth, and this one is specific to older properties and to renovation and remodeling work, is level buildup. Tiling over an existing floor rather than breaking it out saves time and dust and raises the finished floor by anywhere from fifteen to thirty millimetres depending on the method, and suddenly your door does not clear, your bathroom threshold no longer steps down, and water can run out of the wet area into the corridor. It is a solvable problem and it has to be solved on the drawing before demolition, not discovered by the carpenter.

Room by room, what we tend to specify
For entrance and living areas we lean toward matte or lappato vitrified in a large format on a properly levelled slab, because it takes the most footfall, it is the room guests see, and the continuous look genuinely earns its cost here. A darker or mid-tone body hides Kolkata street dust far better than the near-white floors that photograph so well, and if you have your heart set on light flooring, accept that it needs mopping every day and plan a proper dirt-trap zone at the door.
For bedrooms the pressure drops, and this is where budget can be pulled back or where wooden-look tiles and engineered surfaces make sense because the room is dry and low traffic. For kitchens, we prioritise stain and grease resistance and slip, since a kitchen floor sees oil more than water, and oil on a smooth tile is worse than water on it, so matte with a slight texture is the safe call and epoxy grout is non-negotiable given the cleaning chemicals involved. That conversation usually happens in parallel with the modular kitchen design layout, because the floor pattern and the cabinet run should be set out together so the toe kick line and the tile joint do not fight each other.
For bathrooms, smaller format, high wet-barefoot grip, generous falls to the drain and epoxy grout throughout. For balconies and open terraces we specify anti-skid rated tiles with the drainage worked out properly, and we keep the balcony floor level a step below the interior so that heavy rain cannot back up into the room, a detail that is easy on new build and fiddly on retrofit. What it costs, and where the money should go
Indicative and as of writing only, and please treat these as illustrative rather than a quote, floor tiles in the Kolkata market span a very wide range, from entry-level ceramic and basic vitrified at the lower end, through good branded glazed vitrified in the middle, to large-format double-charged and full-body porcelain and imported ranges that cost multiples of that. Laying labour, adhesive, levelling and grout typically add a further meaningful amount on top of the tile rate, and epoxy grout with a skilled applicator sits well above cementitious grout on both material and labour. Rates move with brand, batch, format and market conditions, so get live quotations from at least two suppliers for your actual selection before you build a budget on them.
Where we advise spending is unglamorous, which is on the substrate preparation, the waterproofing and the grout, because those three determine whether the floor still looks right in year five, and where we advise economising is on the tile itself in the rooms nobody sees wet. A mid-range tile laid perfectly outperforms a premium tile laid badly every single time, and the price difference between a good laying crew and a cheap one is smaller than the cost of redoing one bathroom. Where flooring meets the paperwork, and where we hand you off
Flooring rarely touches the statutory process directly, but it touches the schedule around it, and that catches people out. Your finishing works, including flooring, run in the window between structure completion and the point where you are seeking completion and occupancy documentation, and a delayed or reworked floor pushes that whole tail out. On the contractual side, be clear that we are an architecture and interior design practice and not your lawyer or your accountant. What we can do is make sure the tile specification, the grout type, the laying method, the hollowness tolerance and the defect liability period for flooring are written into the works contract in language a contractor cannot wriggle out of, and make sure the approved sample and the batch number are recorded so that a substituted batch is provably a substitution. What the actual enforceability of that clause is, how retention money should be structured, what your remedies are if the contractor walks, and how any of this interacts with a home loan disbursement schedule, those are questions for your own lawyer, your CA and your lender, and you should put them to those people directly rather than to us. Flooring is one of those decisions that is cheap to get right at the drawing stage and painfully expensive to correct once it is down, and the difference is almost entirely a matter of asking the wet-grip question, the substrate question and the grout question before the order is placed rather than after.
