Concept to Working Drawings: What You Get at Each Architecture Stage

The honest fix is boring, and it is simply knowing what deliverable belongs to which stage before you sign anything.

One thing to fix in your head at the start, right, is that a sanction drawing and a working drawing are two completely different animals serving two completely different audiences, and a large number of homeowners in Kolkata are handed only the first and told it is the full set. Sanction drawings are made to satisfy a building authority. Working drawings are made to stop a mason from guessing. You need both, and they are not produced at the same time.

Stage One: Feasibility and Concept, Where Your Plot Tells You What It Can Take
Before a single elevation gets drawn, the plot has to be read, and this is the stage most people want to rush past because nothing pretty comes out of it. What you should receive here is a written feasibility note that states your permissible built-up area, your ground coverage, your setbacks on all four sides, your permissible height and floor count, and your parking requirement, all worked from the actual rules that govern your plot rather than from what your neighbour built in 2016. The floor area ratio applicable to your plot size and road width is the single number that decides whether your brief is buildable at all, and the setback obligations decide the shape of everything that sits inside it, so both belong on paper in week one and not in month four. Alongside the feasibility note you should get two or three concept options, usually as block plans and rough floor layouts, showing how the built mass could sit on the plot. These are deliberately loose. The point is to test ideas cheaply, for instance whether the staircase runs north or south, whether the parking eats the front or the side, whether a courtyard is worth the floor area it consumes. Stage Two: Design Development, Where the House Is Actually Decided
This is the long middle stage and it is where the building genuinely gets designed, so expect several rounds rather than one grand reveal. The deliverables here are dimensioned floor plans for every level, sections cut through the staircase and any double-height space, all four elevations, and a materials and finishes direction. Room sizes stop being approximate. Door and window positions get fixed against how light and air actually move through the plot, which in our climate means designing for natural ventilation and cross-breeze rather than assuming an air conditioner will paper over a badly oriented bedroom.
Most clients cannot read a section, and that is completely fine, which is why this is also the stage where 3D visualisation and rendering earns its keep. Seeing your own staircase in perspective, at the real proportions, catches objections that no amount of plan-reading ever will. We would much rather a client says the passage feels tight while it is still a render, because at the end of the day a change in a model is a Tuesday afternoon and a change in reinforced concrete is a demolition.
Design development is also where the interior conversation should start, not after the shell is up. Stage Three: The Sanction Drawing Set for NKDA, KMC or Bidhannagar
Once the design is frozen, a separate set is prepared for submission, and which authority it goes to depends entirely on where your plot sits. New Town plots go to NKDA. Plots inside the Kolkata Municipal Corporation area go to KMC. Salt Lake and the surrounding Bidhannagar area go to the Bidhannagar Municipal Corporation. Each has its own drawing conventions, its own document checklist, its own fee structure and its own scrutiny habits, and taking a set formatted for one and submitting it to another is a reliable way to lose a month. Stage Four: Working Drawings, the Set Your Contractor Actually Builds From
Here is the stage that separates a designed house from a sanctioned one, and it is the stage most commonly missing when a client tells us their previous project went badly. A working drawing set translates the design into build instructions at a scale a mason can follow, and it typically runs to dozens of sheets rather than a handful. You are looking for a setting-out plan that locates the building on the plot with real dimensions, foundation and column layouts coordinated with the structural engineer, floor-level plans with every wall dimensioned and every opening scheduled, staircase details with tread, riser and headroom worked out, toilet layouts with fixture positions and slopes, and a complete door and window schedule.
Then comes the services layer, which is where money quietly leaks on unplanned projects. Electrical layouts with every point, switch bank and DB position marked. Plumbing lines with shaft positions, tank locations and drainage falls. Reflected ceiling plans coordinating lights, fans and air conditioning with the false ceiling and lighting design. And the details that only matter when they go wrong, such as waterproofing at terraces, sunken slabs and parapet junctions, which in a Kolkata monsoon is not a refinement, it is the difference between a dry ceiling and a recurring repair bill.
The practical test of a working drawing set is simple, which is that a competent contractor should be able to price it accurately and build from it without calling the architect every second day to ask what was intended. If your contractor is making judgement calls about wall thicknesses and point locations, those judgement calls are being made in your building, at your cost, and you will meet the results for the next thirty years. Stage Five: Site Support, Interiors and Closing the File
Drawings do not build buildings, people do, so the final stage is presence. What you should expect is periodic site visits at the milestones that matter, which are the setting-out, the foundation, each slab, the blockwork and the finishing stage, plus written observations after each visit rather than a verbal nod. The file closes with completion and occupancy documentation, and this is genuinely worth planning for from day one rather than treating as an afterthought, because occupancy is granted against what was sanctioned, so every unrecorded deviation during construction becomes a problem at the very end. Deviations are sometimes unavoidable and are usually manageable when they are tracked as they happen and reflected properly, and they are painful when they surface for the first time at inspection.
What This Means When You Are Choosing an Architect in New Town or Salt Lake
Read a fee proposal as a list of deliverables rather than a number, and check that each of the five stages appears with something tangible attached to it. A proposal that jumps from concept straight to sanction with nothing in between is not cheaper, it is incomplete, and the missing work reappears later as site confusion, contractor extras and change orders that nobody budgeted.
