Designing a Home for a Multi-Generational Family in New Town

Almost every second brief that walks into our New Town studio is a multi-generational one, and the family rarely calls it that. They say something like, my parents will stay with us, my brother might shift back from Bangalore in two years, and we want the kids to have their own rooms by the time they are teenagers, and what they are really describing is a house that has to hold three generations under one roof for the next twenty five years without anyone feeling squeezed out. That is a very different design problem from a nuclear-family duplex, and the failures show up on site in ways that are painfully predictable.

We have delivered 330 plus buildings across New Town, Salt Lake, Rajarhat and greater Kolkata since 2014, and the joint-family houses are the ones where the plan gets revised the most times before we freeze it, because the brief is not one brief, it is four or five briefs stacked on top of each other and quietly competing for the same 2400 square feet. The father wants a puja space that faces the right direction and is not walked through on the way to the toilet, the mother wants the kitchen within earshot of the drawing room, the son wants a workspace where a client call at 9pm does not wake anyone, and the daughter-in-law wants a bedroom that does not open straight into the family sitting area. All of those are reasonable. Solving them together is the actual craft.

So this piece is about what genuinely works in a multi-generational home in New Town, based on plans we have drawn, revised, sanctioned and handed over, and on the specific things people tell us two years after moving in. Some of it is layout, some of it is services, and a fair amount of it is about sequencing the money, because a joint family building together has a funding pattern that a single owner does not.

What the multi-generational brief is actually asking for

When we sit down for the first meeting we stop asking how many bedrooms and start asking who cooks, who eats when, who has visitors, who wakes at 5am and who sleeps at 1am, and the plan more or less draws itself out of those answers. A family where one kitchen serves everybody needs a very different circulation diagram from a family where the elder couple wants a small independent pantry with a two-burner hob and a fridge so they can make their own tea at 5am without anyone stirring, and that second pattern is far more common than people expect once you give them permission to ask for it. The catch here is that families often self-censor in the first meeting because they think asking for a second cooking point sounds like the household is splitting, and it is not that at all, it is just acoustics and timing.

The other question we push on hard is the ten-year picture. A house built for elders in good health today will be a house with mobility constraints in a decade, and a house with two small children today will be a house with two adults who want independent entry in fifteen years, so the plan has to accept both futures without a demolition. That means we design certain walls as non-structural from day one, we run conduits and drain stubs to rooms that are not bathrooms yet, and we keep at least one stair landing wide enough that a stairlift or a small residential lift can be retrofitted later without touching the reinforced concrete frame. That foresight costs very little at the shell stage and saves an enormous amount later.

Ask the awkward questions early Second cooking point, separate entry, who pays for what, who inherits which floor. Families avoid these in month one and then fight about them in month nine when the slab is already cast. We put them on the table in the first sitting, deliberately.

The ground floor decides how well this house ages

If there is one rule we apply almost without exception in a joint-family home in New Town, it is that the senior-most couple gets a proper bedroom on the ground floor with an attached toilet, and not a token guest room that happens to be downstairs. Elders will use stairs happily at seventy and reluctantly at seventy eight, and by the time the reluctance sets in, moving the whole household around is disruptive in ways that are hard to reverse, so we solve it at the drawing stage. That bedroom needs a real window, cross ventilation, and a wardrobe run that is not an afterthought, because it will be lived in full time for decades.

Around that room the ground floor needs a short and legible path to the dining table, to a toilet, and to the front door, and the reason is simple, elders receive their own visitors and those visitors should not have to walk through the family's private zone to sit down. We usually give the ground floor a small formal sitting area near the entry that doubles as the place where the pressure cooker salesman, the priest, the physiotherapist and the neighbour all get received, which keeps the main family living space genuinely private. This is the single change that families report back on most often as having improved daily life.

Level changes are the quiet enemy. A 150mm step at the porch, another at the entry threshold, a sunken toilet floor, and suddenly a walker cannot travel from bedroom to garden without help, so we flatten what we can, ramp what we cannot, and keep at least one continuous barrier-free route from the gate to the ground floor toilet. Designing for accessibility here is not a compliance exercise, it is just the difference between a grandparent joining dinner and a grandparent staying in the room.

Privacy is mostly an acoustic problem, not a wall problem

Families who have lived joint for years will tell you the friction is almost never about space, it is about sound, and once you accept that the design moves in a much more useful direction. A television at volume 30 in the ground-floor family room travels straight up an open stairwell into the first-floor bedroom above it, a bathroom flush at 2am is audible through a shared partition, and a pressure cooker whistle at 6am reaches every room that shares an air path with the kitchen. We plan around those paths rather than pretending they do not exist.

The practical moves are unglamorous and effective. We stack wet areas over wet areas so that plumbing risers are contained and drainage noise does not run down a bedroom wall, we avoid putting a bedroom head-wall against a stair or a common toilet wall, we use a wardrobe run as an acoustic buffer between two bedrooms belonging to different couples, and where the stairwell is open we take the landing off to one side rather than dropping it straight into the living room. On the interiors side we specify solid-core doors for bedrooms rather than the hollow flush doors that are the default in most Kolkata contracts, and that one line item changes the perceived privacy of the whole floor more than any amount of layout gymnastics.

Visual privacy matters too, particularly on the tighter New Town plots where houses sit close. A first-floor bedroom window looking straight into the neighbour's balcony gets its curtains drawn permanently on day one, which kills the natural ventilation you designed for, so we study the neighbouring built condition before finalising window positions and often shift an opening by 600mm or add a louvred screen to buy back the privacy without losing the air. Our residential architecture drawings carry those neighbour-facing conditions explicitly rather than leaving them to the site engineer to discover.

One kitchen, two kitchens, or one kitchen and a pantry

This is the most argued-over decision in a joint-family plan and there is no universally correct answer, so we lay out the three patterns honestly and let the family pick. A single large kitchen with a generous counter run works beautifully when cooking is genuinely shared and everybody eats at roughly the same time, and it is the cheapest and most space-efficient option. Two full kitchens make sense when two earning couples run substantially separate households under one roof, and they need separate exhaust, separate gas lines and honestly a slightly bigger plot to absorb the area. The middle option, one main kitchen plus a small breakfast pantry near the elder bedroom, solves about seventy percent of the real-world friction at maybe fifteen percent of the cost of a second kitchen.

Whichever pattern is chosen, the counter has to work for two people of different heights and different ages at the same time, and the standard single-height platform fails that test. In our modular kitchen design work for joint families we often run the main hob at a slightly lower height and the sink section marginally higher, we specify pull-out base units instead of deep shelves so that nobody has to kneel and reach into a dark corner, and we keep everything used daily between knee and shoulder so the overhead cabinets carry only the festival vessels. Dining seating should be planned for the full household plus two, not for the average day, because the day it matters is the day everybody is home.

The services and storage decisions that keep the peace

Multi-generational houses fail on services far more often than on aesthetics, and the reason is that a family of nine uses water, power and storage at roughly three times the rate the plumber quoted for. Water is first. We size the underground and overhead tanks for the actual head count with a real buffer, we plan separate risers so that a first-floor shower does not lose pressure when the ground-floor washing machine fills, and we put in a pump that is accessible for servicing without anyone crawling behind a car. Given how Kolkata summers now run, we also plan the electrical load assuming an air conditioner in every bedroom eventually, even if only three go in on day one, because retro-running a heavier cable through a finished false ceiling is miserable work.

Storage is the second silent failure. Three generations means three sets of accumulated belongings, and the trunks, the sewing machine, the old almirah nobody will part with, the suitcases, the winter quilts and the puja items all need a home or they will colonise the landings. We plan dedicated storage volume as a line on the drawing, usually a combination of a utility room, deep loft storage over the wardrobes and a lockable space under the stair, and we size it generously because families always underestimate. Lighting deserves a word too. Elders need meaningfully more light to read comfortably than a thirty-year-old does, while the same room at 10pm should be able to drop to something soft, so we layer the circuits rather than putting one bright panel in the middle of the ceiling. Our false ceiling and lighting design for these homes typically separates ambient, task and night-light circuits, and the small night-light run along the corridor to the ground-floor toilet is the detail elders thank us for most.

Vastu, orientation and keeping both the elders and the sun happy

In a joint household the elder generation frequently has strong views on orientation, and a good plan does not treat that as an obstacle, it treats it as one more constraint alongside sun path, wind direction and the sanction envelope. Most Vastu Shastra preferences are compatible with sound climatic design once you sit down and map them, because both traditions want the same broad things, which is a kitchen that is not baking in the afternoon western sun, sleeping rooms that get morning light, and a building that breathes across its width. Where a preference and a practical constraint genuinely collide, we show the family both options in 3D and let them choose knowingly rather than discovering the consequence after the slab is cast.

Our Vastu-compliant design approach is to take the family's specific list, which varies quite a lot between households, and resolve it at the planning stage when it costs nothing, rather than at the finishing stage when it costs a wall. The puja space in particular deserves proper thought in a multi-generational house, because it is used daily by the elders and occasionally by everybody, so it needs to be reachable without walking through a bedroom, ventilated enough for a lamp, and positioned so that morning prayers are not happening two feet from where a teenager is trying to sleep.

Fitting it inside the plot, the sanction and the budget

None of this design thinking matters if the envelope does not clear sanction, so we work the buildable volume out first and design inside it. On a New Town plot the buildable envelope is governed by ground coverage, by the permissible floor area ratio, by the mandatory open space on each side and by the parking that has to be accommodated, and each of those varies by plot category, zone and the prevailing rules at the time you apply. Purely as an illustrative example, if a family assumes they can build three full floors and the applicable coverage and FAR for their plot category only support a smaller envelope, the entire multi-generational plan collapses, so we verify the current applicable figures for that specific plot before drawing anything. Parking is a specific joint-family pain point, because three generations very often means three or four vehicles, and cars parked on the setback strip is exactly the sort of thing that creates trouble later. We plan the parking count against the household's realistic ten-year vehicle number, we check the turning circle on paper so the second car is not permanently blocked in, and we make sure the setback is left genuinely clear. Money, phasing and who is paying for which floor

Multi-generational projects are usually funded by more than one person, and that changes the shape of the project financially in ways worth planning for. Sometimes the parents contribute the land and the children fund the construction, sometimes two siblings split the build cost and take a floor each, and occasionally one member funds the whole thing. Whatever the arrangement, the family needs it documented properly between themselves before construction starts, and that is a conversation for their own lawyer and chartered accountant, not for us. What we can tell you is that ownership clarity affects the design directly, because a floor that is intended to become an independent unit later needs its own entry, its own meter provision and its own service stack designed in from the start, and adding those retrospectively is expensive.

If any part of the build is being funded through a home loan, the lender will have its own requirements on documentation, valuation and disbursement staging, and that is squarely a matter for the family's lender to specify. Our practical contribution is to prepare the drawing set, the area statements and the sanction paperwork in a form that supports whatever the lender and the legal team need, and to phase the construction programme so that disbursement stages line up with real site milestones rather than leaving the contractor waiting. On costs, we only ever discuss indicative ranges as of the time of writing, because material rates in Kolkata move and specification choices swing the number enormously, and our note on architect fees in Kolkata explains how fees are structured rather than quoting a figure that will be stale in six months.

Phasing is worth planning deliberately. Plenty of families build the full shell, finish the ground and first floors properly, and leave the second floor as a completed structure with basic services to be fitted out in three or four years when the next couple moves in, and that is a perfectly sound approach provided the services, the staircase and the waterproofing are all completed at the shell stage. What does not work is leaving the terrace waterproofing or the plumbing stack for later, because those get much harder and much costlier once people are living below.

Do not defer the wet work Deferring finishes on an unused floor is sensible. Deferring waterproofing, drainage stacks or the electrical backbone is not, and we have been called into enough remedial jobs on New Town houses to say that with confidence.

Seeing it before you build it

The single most useful tool on a multi-generational project is the 3D walkthrough, because you are trying to get agreement from five or six adults who read plans at very different levels of fluency. A father who has never read a floor plan will look at a rendered view of the ground-floor bedroom, notice immediately that the window faces the neighbour's wall, and say so, and that comment is worth more than three rounds of email. We use 3D visualisation on these projects specifically to surface disagreement early, when a change is a drawing revision rather than a demolition.
