Termite Protection for a New Build in Kolkata: What to Do Before the Floor Goes Down

Almost nobody calls an architect about termites before the building comes up, and that is the whole problem, because by the time somebody calls us about termites the floor is already down, the wardrobes are already fixed, the skirting is already painted, and the only honest answer we can give is that the cheap window closed about eighteen months ago. Pre-construction termite protection is one of those line items that costs a fraction of a percent of the project and gets deleted in the first round of cost cutting, and then it comes back five or six years later as a bill that is fifty times bigger, and the worst part is that the damage is almost never visible until it is serious.
Kolkata is close to an ideal habitat for subterranean termites. We have warm ground that never really goes cold, we have a water table that sits high across large parts of Rajarhat and New Town and the reclaimed stretches around Salt Lake, we have four to five months of heavy rain a year, and we have a construction culture that still puts a lot of timber into a house, so the food, the moisture and the temperature are all in place. On new plots in New Town we regularly excavate for foundations and find old root mass, buried construction debris and leftover shuttering ply from a neighbouring build sitting in the fill, and that buried cellulose is exactly what a colony needs to establish itself quietly under a slab that has not even been cast yet.
So this piece is about sequence more than chemistry. We are an architecture practice, not a pest control company, and what we bring to this is the site timeline, because termite protection is fundamentally a timing problem, right. There are four or five specific moments during construction where the protection either gets done properly or gets lost forever, and if you know those moments you can hold your contractor to them. Everything after the floor goes down is damage control, and it is expensive damage control.
Why Kolkata Ground Is Different, and Why the Slab Is the Deadline
The species that does the real damage here is subterranean, which means the colony lives in the soil and travels up into the building through cracks, through service penetrations, through the gap around a plumbing sleeve, through the joint between the plinth beam and the fill, and it builds mud tubes to keep itself in a humid tunnel the whole way. It does not fly in through your window. It comes up from below, and that single fact decides the whole strategy, because if the barrier between the soil and your building is continuous and intact, the colony cannot get in without exposing itself. If the barrier has gaps, the termite will find them, and it will find them without any of the drama that would make you notice.
On a typical New Town or Rajarhat plot the fill under the ground floor slab is brought in from outside, and you have very little control over what is in it unless somebody is watching the tipping. We have seen fill arrive with wood chips, with jute sacking, with bits of old bamboo scaffolding in it, and once that is compacted and the slab goes over it you have effectively sealed a food source under a warm damp lid. The soil treatment step exists precisely to make that layer hostile before you cap it, and that is why it happens before the slab, not after.
The other Kolkata-specific factor is water. A high water table and a heavy monsoon mean the ground under your plinth stays damp for months, and damp soil against masonry is the ideal moving lane for a colony. Termite protection and moisture control are the same problem approached from two sides, so anything you do properly for damp proofing at plinth level is also doing termite work for you, and anything you skimp on there hurts you twice. The Five Moments on Site Where This Is Actually Decided
When we run a build through our residential architecture process, anti-termite work is not one item on the bill of quantities, it is a set of five separate site events spread across roughly three to four months of construction, and each one has to be witnessed and recorded or you have no idea whether it happened. The reason we insist on witnessing is simple, which is that the entire job is invisible within an hour of being completed, so a contractor who skipped it and a contractor who did it properly leave behind exactly the same looking site.
The first moment is the excavated foundation pit, where the bottom and the sides of the pit are treated before any concrete goes in, because that is your deepest line of defence and you will never see that soil again. The second is the backfill around the foundation and the column footings, treated in layers as the fill goes back rather than sprayed on top at the end, since a surface spray on compacted fill barely penetrates. The third is the top surface of the consolidated plinth fill just before the damp proof course and the slab, and this is the one that gets missed most often because it sits right in the middle of the rush to cast. The fourth is the junction where the plinth meets the external wall all around the building, treated as a continuous trench so there is no break in the ring. The fifth is every service penetration, meaning every plumbing sleeve, every conduit, every sump and every drain pipe that pierces the barrier you just created.

That fifth step is where most failures we investigate actually originate. A beautifully executed soil treatment gets defeated by one 110mm drain sleeve that the plumber cut in after the treatment was done, and the colony walks in through a 15mm annular gap around a pipe, undisturbed, for years. So the sequencing rule we hold on our sites is that plumbing sleeves get cast in place before the treatment, never cut in afterwards, and if something has to be cut in later then that specific penetration gets re-treated and sealed as a documented item.
Chemical Barrier, Physical Barrier, and What Each One Actually Buys You
There are two broad families of pre-construction protection and they are not competitors, they are layers. A chemical soil barrier is a treated zone of earth around and under the building that termites will not tunnel through, applied at specified dilution and specified litres per square metre. A physical barrier is a material the insect cannot chew or pass, meaning stainless steel mesh, graded stone particle layers, or a properly lapped and sealed membrane at plinth level, and it works by geometry rather than by toxicity.

For most independent houses in Kolkata the practical answer is a properly executed chemical soil treatment as the base layer, plus physical detailing at the points that matter most, which are the pipe penetrations, the plinth junction and the interface between the reinforced concrete frame and the infill masonry. We do not think the average homeowner needs a full stainless mesh system under the entire footprint, but we do think the money saved by not doing that should go into detailing and supervision rather than back into the tile budget, because a partially done barrier is close to no barrier at all.
The honest caveat about chemical barriers is that they are not permanent. The treated zone loses potency over years, the timeline varies by product and by soil conditions, and any contractor who promises you an unqualified lifetime guarantee is selling you a feeling rather than a service. Ask for the product name, the concentration used, the total quantity applied and the treated area, get it in writing, and plan on a professional review somewhere in the medium term rather than assuming you are done forever.
Design Decisions That Matter More Than the Chemical
This is the part that only an architect will tell you, because a pest control vendor is selling a treatment and not a building. A large share of the termite cases we get called into could have been prevented by three or four design and detailing decisions that cost almost nothing at drawing stage, and the biggest one is keeping timber and soil apart. Any point where a wooden element, a plywood carcass or an MDF panel makes direct contact with masonry that touches wet ground is an open invitation, so main door frames sitting straight into the floor, wardrobes hard against an external wall on the ground floor, and skirting fixed directly to damp plaster are all things we detail differently in Kolkata than we would in a dry climate.
The second decision is drainage away from the plinth. If your finished ground level slopes toward the building, or your plinth protection apron is cracked, or your rainwater downpipe discharges next to the foundation, you have created a permanently wet strip of soil hugging your walls, and that is where colonies concentrate. The apron detail, the fall of the paving and the discharge point of every downpipe are decisions that get made on drawings and then quietly changed on site by a mason who thinks it does not matter, so they need to be checked.
Third is ventilation and light in the low, closed parts of the house, meaning the under-stair store, the pooja niche, the utility corner behind the kitchen. Dark, still, humid pockets are where infestations mature unnoticed for years, and reasonable natural ventilation in those spaces is both a comfort decision and a pest decision. What This Costs, and What a Fair Scope Looks Like

We are deliberately not quoting a firm number here, because it moves with the product used, the treated area, the site condition and the vendor, and any figure we print will be stale within a year. A fair scope from an applicator should name the chemical and its concentration, state the dosage in litres per square metre for each of the treated zones separately, list the specific stages they will attend, commit to giving you notice before each visit so you or your architect can witness it, and include a written completion record with quantities. If a quotation is a single line saying anti-termite treatment with a lump sum against it, that is not a scope, that is a placeholder, and you should ask for it to be broken down before you sign anything.

If the Floor Is Already Down

Post-construction treatment means drilling a grid of holes through the finished floor at close intervals along the internal wall lines, injecting into the soil below, sealing the holes, and doing the same in a trench around the external perimeter, so you are looking at furniture being moved, some floor patching, and a house that is out of normal use for a few days.
The signs to look for before it gets that far are mud tubes on the outside of the plinth or in the corner of a store room, paint that bubbles in a thin line rather than a patch, hollow sound when you tap a door frame near the floor, and small piles of what looks like fine sawdust or discarded wings near a window in the weeks after the first rains. If you see any of that, get a professional inspection rather than spraying something over the counter, because surface spraying kills the individuals you can see and does nothing to the colony that sent them.
