Utility and Service Balcony Design in a Salt Lake Apartment

Utility and Service Balcony Design in a Salt Lake Apartment

Utility and Service Balcony Design in a Salt Lake Apartment

If you have a flat in Salt Lake and the utility balcony is the one space you have not decided anything about yet, you are in the normal situation, because that strip is usually the last thing anybody draws and the first thing that starts failing, and the reason is simple enough, almost every service the home depends on quietly ends up there. The washing machine, the water inlet and the floor drain, the mop and bucket, the dustbins, the outdoor unit of at least one air conditioner, the spare cylinder where piped gas has not reached, and in a great many Salt Lake flats the only daylight and cross ventilation the kitchen behind it ever gets, all of that is being asked of a space that is often no wider than three feet and open along one long side.

What goes wrong is rarely a taste problem. It is a sequencing problem, because the utility balcony gets costed at the end of a fit-out, after the living room panelling and the wardrobes have taken the budget, and by then the drain is where the builder left it, the washing machine point is an extension off a kitchen socket, the floor slopes towards the door instead of away from it, and the only storage that fits is a tall laminate cabinet that swells in its second monsoon and blocks the kitchen window while it does. Every one of those is cheap to get right on a drawing and expensive to correct once the tiles are down.

So this page covers how we plan that space, what the Salt Lake building stock does to it, which decisions you cannot walk back, and in what order the work has to happen, and it reads the same whether you are doing one balcony as part of a kitchen job or the whole flat at once, which is the discipline behind interior design across Salt Lake.

What a utility balcony is actually being asked to do

Basically it is the flat's service core, pretending to be a balcony. Before we draw a line we list what the household genuinely puts out there, and the list runs longer than people expect: a machine with its own water and drain, a utility sink deep enough to soak a bedsheet, a drying system, a dry store for cleaning chemicals kept well away from anything edible, brooms and mops that hang rather than lean, a bin zone that can be hosed down, and the condenser units with the clearance they need to actually reject heat. Where domestic help comes in daily there is also a washing point and a place to keep footwear, which is a real planning input and not an afterthought. The width you have is fixed, so what you are really choosing is which of those functions gets floor area, which goes on the wall, and which honestly does not belong on this balcony at all.

What the Salt Lake building stock does to this balcony

Salt Lake, written in official papers as Bidhan Nagar, is a planned grid of blocks and sectors, and that planning is exactly why these balconies behave the way they do. A great deal of the stock dates from the sixties through the nineties, the plots are regular but tight, and neighbours have usually already built close to the boundary, so the light and air your utility balcony receives come almost entirely off your own plot and frequently face a blank wall a few feet away, which is the single fact that decides whether an enclosure is a comfort or a mistake. In the older buildings the soil and waste stacks sit where they were cast and the floor carries a slope that may have been rendered over twice since. In the newer G+3 and G+4 rebuilds beside those houses the shafts are better organised, but the balcony itself is often sized to the minimum the plan could carry, so the planning has to get tighter, not looser. Sector V, being the separate commercial and IT belt, is a different problem entirely, and the service planning we use there in commercial interior design is the same logic at much bigger loads.

The service decisions that are expensive to reverse

Three things get settled before anything decorative is discussed. First, the drain, because the existing outlet and its trap decide where the sink and the machine can sit, and relocating a floor trap in an old slab is the kind of work that turns a four week job into a different job. Second, the slope and the waterproofing, since the finished floor has to fall towards the outlet and sit low enough that water never crosses the threshold into the kitchen, and the moment you raise the balcony with a new screed to get that fall you have changed the step at the door. Third, the electrical point, because a washing machine deserves its own circuit and a properly rated weather protected socket placed where it will not be splashed, and an extension lead running under a door is the most common thing we are asked to undo. Those three get drawn, checked and signed off together with the kitchen, never separately.

The slope decides everything Floor slope, the drain outlet position and the waterproofing scope are settled in the first week of work and are the most expensive items to revisit later, so they get drawn before any cabinet is ordered.

Enclosing the balcony, and what you give up for it

This is the decision clients argue about the most, and it deserves the argument. An open balcony with a railing dries clothes fastest, lets natural ventilation do real work for the kitchen, and takes the monsoon on the chin, which in this city means wind driven rain across the whole floor for days at a stretch. A louvred or jaali enclosure keeps most of the air movement, cuts the rain substantially, hides the drying from the street, and costs more in fabrication than people assume. Full glazing with openable panels turns the space into an indoor utility room, which is lovely in July and a problem in May, because the trapped heat then sits right against the kitchen and the condenser units lose the open air they were sized for. The catch here is that enclosing a balcony can change how area is counted, and what is permissible varies by plot and by building, so it has to be confirmed for your specific address rather than assumed from a neighbour's job. We prepare and run the drawings through the Bidhannagar Municipal Corporation process where the work requires it, and anything touching your ownership documents or society agreements should go past your own lawyer.

Storage and surfaces that survive a Kolkata year

The humid stretch here is long, the balcony is semi exposed, and that combination eats the wrong materials. Standard MDF carcasses on a balcony floor are a false economy, and so is any cabinet whose bottom sits flat on a surface that will be hosed down. What works is a carcass raised clear of the floor on a stone or tile plinth, shutters in a material chosen for moisture rather than from finish samples, hardware in a grade that does not bloom, and at least some open shelving, because a sealed cupboard holding a damp mop is a mould farm with a handle on it. Powder coated steel and aluminium framed units earn their cost out here, and one reachable surface is left deliberately empty, since the household will need somewhere to put a full bucket down.

  • Ask where the existing drain outlet and its trap sit before anyone draws a layout
  • Confirm what an enclosure does to covered area for your specific plot, with drawings prepared for that plot
  • Check that the washing machine gets its own circuit and a weather rated point, not a kitchen extension
  • Get the waterproofing scope, the slope direction and the finished floor level in writing

Drying clothes without wrecking the elevation

Drying is the function people compromise on first and regret fastest. A ceiling mounted pulley rack puts the washing high where the air moves and keeps the floor clear, which on a three foot balcony is usually the right answer, though it needs a slab fixing done properly and a cord mechanism that can be serviced. Wall mounted folding rails are cheaper and perfectly fine for a small household. What matters as much is where the morning sun actually lands on your face of the building, because a north facing utility balcony in the monsoon will not dry anything, and the plan should admit that and make room for a machine with a dryer instead. The elevation counts too, since on the Salt Lake grid your balcony is visible from the street and from the neighbour's windows, so the enclosure, the parapet and the drying line get drawn together rather than patched later with a bamboo screen. Where a terrace is available the load can be shared, which is a separate exercise we cover in Roof Terrace Design for Salt Lake Homes.

Light and air for the kitchen behind it

In most Salt Lake flats the utility balcony is the kitchen's lung, so anything you build out there is also a decision about the kitchen. Put a full height opaque cupboard against the common wall and you have traded the kitchen's daylight for shelf space, which is a trade worth making consciously and almost never worth making by accident. We tend to keep storage low or high on the flank walls, keep the plane between kitchen window and balcony opening clear, use louvres or obscured glass where privacy is the real issue, and resolve the exhaust route, because a kitchen venting into an enclosed balcony is a different calculation. Where orientation matters to a family for other reasons we work it in through vastu compliant design rather than treating it as a separate overlay, and where the brief is a whole flat the balcony is planned in the same pass as the rooms, as in 3 BHK Interior Design in Salt Lake. For owners who want the ventilation and heat performance pushed further, Sustainable and Green Home Architecture for Salt Lake Plots is the longer version of that argument.

How the work is priced, and who stays on it

Two structural things about how this studio runs matter more here than any adjective. The first is that Sumana Kumar stays on the project through the drawings, the sanction route and the site, so the person who decided the slope and the trap position is the person checking them before the tiles go down, instead of a junior inheriting the file once the agreement is signed. The second is that every option is put to you with its cost consequence attached, so the louvre versus glazing question arrives as two numbers and a performance difference rather than as a recommendation you cannot price. Because architecture, interiors and the Bidhannagar sanction route sit with one team, you are not carrying measurements between a contractor, a fabricator and a draughtsman and hoping they agree. For instance, the Boutique Salon Interior project in Kolkata project is an example of the category of work where interiors and approval drawings had to move together, and Residential Building Project in Salt Lake is another in that same category. If your balcony sits inside a larger plan, Bidhannagar Municipal Corporation Building Plan Sanction for a Vertical Extension to an Existing House in Salt Lake covers the sanction side in detail and Fire NOC Coordination Under Bidhannagar Municipal Corporation in Salt Lake: A Plot Owner's Guide walks through fire NOC coordination.

  2. 02Services and layout drawing agreed together with the kitchen, options costed
  3. 03Waterproofing, slope, plumbing and electrical executed before any finish is laid
  4. 04Storage, enclosure and drying system installed, then checked through one wet spell

When a different kind of provider suits you better

Worth being straight about this. If your balcony already drains correctly, the waterproofing is sound, the electrical point is in place and you simply want a good drying rack, a steel storage unit and a repaint, then a competent local fabricator and a painter will do that faster and cheaper than any design studio, and engaging a studio only adds a drawing stage you do not need. If you are a tenant the same holds, because the decisions worth paying a studio for are the ones that touch the slab, the stack and the sanctioned envelope, and those are not yours to make. A studio starts earning its fee the moment the answer involves moving water, cutting an opening, enclosing area, or coordinating the balcony with a kitchen and a sanction drawing at once, and if your job is none of those things we would rather say so.

Where to start

If you are weighing this up for a specific flat, the useful first step is a measured look at what the balcony already has, since the drain, the stack and the orientation will narrow the options before any preference does. You can see how we work across the belt on our Salt Lake area page, and when you are ready to put a plan against your own floor, get in touch with the flat's address and a few photographs of the balcony as it stands.
